Diversified Settlements recently booked me for a job several days in advance. The lender docs were to be overnighted to the agent/broker. Two hours before the appt, Diversified emailed me their title docs which included an instruction sheet that stated that if the loan does not fund then it's their policy not to pay the notary. I contacted them and said hey, I never agreed to that! They basically told me to take it or leave it - they will find another notary if I decide I can't accept their terms. I already turned down another assignment (better paying) for that same time slot because I was already booked with their closing - at two hours before the appointment they spring their no-pay-for-no-fund policy on me. I told them that at this point it's extremely unlikely that I can replace their appointment with another one so I would go ahead and keep their appt, but I didn't appreciate that policy being sprung on me at the last minute.
The appointment ended up being a PITA - the lender only sent one set of docs and I had to wait 20 minutes after we were finished signing while the realtor's office copied the signed package so the borrower could have a copy. Meanwhile during the copying, the seller entity approved and signed the HUD and it was emailed to the agents and Diversified wanted the buyer to sign two copies - more time spent waiting for the agents to get those printed out and such. Diversified ground me on the fee on the initial call – they don't pay a high enough fee for all that crap plus the possible no-pay for no-fund.

One more update. I agreed to do another purchase closing for this company in May 2010 - it was very local so no travel involved. I printed docs but then the borrowers (attorneys) were informed that this would be a dry closing and they were not comfortable with that, so they canceled until all approvals could be secured and the file was absolutely clear to close. Diversified Settlements does not pay a print fee. I am so done with this company.
