I was perusing SC, clicked on this TC and noticed a string complaints - slow pay, no pay, general deadbeat behavior. Title Insurance companies are regulated by the Insurance Commissioner and Escrow companies are regulated by the Commissioner of Corporations. After a few complaints, the remaining comments (I would expect) should demonstrate that they've cleaned up their act. TC's and Escrow's have oversight. Anyone who was stiffed by this Flagship out of Hampton, VA (or any other Title/Escrow company they've worked directly with) should get in touch with Virginia's Insurance Commissioner, Commissioner of Corporations or whatever state regulatory agency oversees them.

Well, aren't you just a fountain of information?!

First, they are not a TC, they are connected, but seperate entity. One should really pay attention, know what they are talking about prior to getting all misty eyed.

Second, they do pay, EVENTUALLY, after one jumps through the same hoops several times. Don't so lightly discount older postings and just think that there hasn't been anything lately, therefore, they must have changed their spots. This type of thinking is what gets people hanging around here saying things like, "They told me they got a new bookkeeper, manager, sold to these new people; they were so nice, I don't understand, they're just getting caught up" and all the other things that those with stars in their eyes are wont to say. Then those same SA's want to know why we consider them stupid for not doing their due diligence, and also wonder why we lose our civility and appear "rude, nasty, "if you can't say something nice, ignore this post" and you know all of this Lisa.

The information about regulatory agencies is even haphazard (or whatever state regulatory agency). Yes, there is someone overseeing that section of their business, that particular entity, but the SS part is under foggy conditions.

I'm thinking Fox, Sox and all those other creeps. To those who are thinking of doing business with them: good luck and godspeed your collecting efforts. Pity for those who take the job after the ample warnings here and other places is not necessarilly forthcoming and scorn heeped upon one looking for condolences is the accepted norm.

Why do you hide behind behind fake names? You put my real name, but hide? Kindergarten stuff - totally not credible. At least I can stand behind what I say to LKT or anyone else for that matter...

Hateful? No. Realistic, pragmatic, functional w/purpose in life.

Part of this forum is for those who slavishly take any and all words to heart; another part is to dissent - kind of First Amendment - and present opposing viewpoints, which in this case I hope will help to keep others from making the mistake of thinking that these SS's tell the truth, the whole truth and nothing but the truth. There are great ones, there are crappy ones and a whole slew who fall in-between.

When people bother to comment in signing central and on the forums they are passing information as it pertains to themselves. They also are warning others when it is a bad experience. When there are many with the same experiences, then it is showing a pattern or the spots on the leopard. When there is silence for a while, it doesn't mean any changes have taken place on their end, oh, but wait, perhaps it is because they are now hitting just the newbies and other desperate individuals.

Snide comment: Like yourselves? Now, that was hateful. Now there is some truth to your posts.

I've never worked with Flagship in VA, so the above blather has no purpose or redeeming quality whatsoever, ZERO. If Flagship is not a Title company, so be it and the info doesn't apply to THEM. But that does not negate the essence of my post, regarding TC's/Escrow's having state regulatory agencies.

My post applied to a TITLE company only - where their governing agency can MAKE them clean up their act.....not an SS where there is no oversight and the only thing that can be done is
to shut them down.
