Pre-dated docs

I took a call late yesterday for a signing at 8:00am Sunday morning (!) from one of the big TCs that we all know and love. I had some late signings and then plans with my daughter last night so I didn't see the docs until this morning. They are all dated the 4th or 5th!
I can correct the RTC but we will sign and date everything else for Sunday the 7th , the day we sign them of course. Just out of curiosity I asked the borrower if he was originally scheduled for Thursday or Friday and he said no, Sunday was always the day.
Just surprised to see th docs like that from one of the big names, especially since it is for a slightly 'unusual' day (a Sunday).

That's just the document creation date. Some lenders require that to be the same as the signing date, but many do not - perhaps even the majority. As long as you're dating your certificates on the actual date, you're fine.

Epilogue: It got better. Went to the signing and they had a big $2000 advance payment for Insurance on the HUD that he wasn't happy with. He pays his own insurance and it wasn't supposed to be part of his payment. We got past that and then to the Payment Summary and he said it was supposed to save him $250 and month but it was about the same. So we found that they were including the monthly insurance payment in there too so that 'ate up' his savings (although he understood that he really was saving the $250 since the P&I was less). Still not too happy but we moved ahead. Got to the Taxes and Insurance Escrow and the Insurance was NOT on there! Well, that was the end of THAT lol. So it is a do over anyway and hopefully another trip/payment!

As long as the note is correct, everything else (escrow-wise) can be altered in their 3 day RTC.
The HUD can be changed to reflect the appropriate figures.
I don't understand exactly how you found out that $250 was being escrowed monthly if the
T & I Escrow page didn't outline that.....

Possibly from the first payment letter?....or reviewing the HUD where the escrows are also itemized?

I recently started putting the payment letter right after the HUD. It saves a lot of time if the payment turns out to be higher than they were quoted.
