Special Requirements? NY & NJ
Closing on two properties 1 in NY & 1 in NJ. Both closing is taking place in Virginia, one person. Are there any special instructions for notarizations on these properties to ensure DOT can record. Any help greatly appreciated. Thanks

But Sandra, what if someone here tells you something
different? What to do then? Are you going to take the word of a forum member over the entity that hired you? Follow the advice of the TC and if there is a problem down the road, you're in the clear, because you followed the directions given.

That's my point - I have been told nothing. If you read the post you would see I had asked and was told "she didn't think so". I am not new to the business and I know to always follow title instructions and make sure I get them writing. Just wondering if there were any "strange requirements". Also if anyone had suggestions or things I should be aware of as far as State reuirements then at least I could talk intelligently about the requirements and ask knowledgable questions.Just asking for a heads up.

There are no special notarization requirements for NY - no witnesses required, etc. Your best bet is to use black ink for anything that will record; other than that, follow your state's requirements.
