I got a call yesterday from a title company. Told me that a spouse had not signed the itemization of financing to go back and get her to sign.
They sent me the doc but, it didn't have the other signature on it either. I am sure I didn't miss that signature. I asked for them to email me the original they said that was the original but, it has no signatures at all.
Now, I was told that the lender is holding everything up for that doc. And, I can't get a hold of the borrowers.
this closed on the 11th and I got the call to go back yesterday. They were supposed to email the doc yesterday but, it came today because I asked for it. That was about four hours ago.Is this doc something that can seriously cause the loan to fall apart. I am sure that they already funded.
Aarrgghh.

See, now that's one of those 'questionable' situations. Tho' possible, it's more likely that there is no signature because the doc wasn't there. If you missed getting ONE signature, then they need to show the doc with only one signature--which would be your error--or pay you to go again due to their error.

Doc pertains to the TIL which is very important. If spouse was a non borrowing spouse I have seen where no signature was required on a refi but required on a HELOC. Basically I usually will work with whatever they feel the lender needs. Sometimes it's hard to find consistency between lenders.

I will go back with no return fee.
But, can't get hold of borrowers plus here we are having heavy storms. Tornado sirens are going off.

Ali, if you're able to go anywhere you're lucky...there are tree limbs everywhere...I just got back from a diasterous wedding where during the ceremony .....everything went out! jeez...it was a mess and its still a mess out there!

Don't worry about it...if you can't reach the borrowers whatcha going to do? Smile

I live in Tornado Alley...when the sirens go off, we normally find a "low" spot. I'd ALWAYS do that first, then worry about the closing the next day.

IF they ever told me I missed a siggy, they'd need scan that in and email that page to me.

Hope everyone is safe. Sorry the wedding took a hit.

If the docs were edocs, then you could check what they sent you to see if the doc was there originally.

I had a similar experience. Except they had sent the docs to the borrower, one package for me, one for them. 5 days after the closing I get a call from the signing service that I had missed having them sign several docs. I checked in my journal and two of them were listed as signed. The others weren't. They emailed the docs, I went back to the borrowers and the docs they said I missed were not in their packages either. But the TC said it was my problem. However, the signing service is paying me for the return trip/signing. Good clients!
