I wrote this post to reply to a notary who inquired If I owned the actual singing service. ALL NOTARIES READ THE ENITIRE MESSAGE TO PUT ALL THINGS IN THE PAST TO REST!!!!!!
This message is a reply to your post. I do own the Genuine title settlement service. I have a scheduler and an account department that strictly work under me and get paid what I hired them for. I run the business under an umbrella to Genuine title since all the checks cut to you guys come from Genuine title I have my own books and have to pay my own taxes. We do over 400 closings a month and in the past we used settlement companies but in the end it gave us a bad rep since everyone knows settlement companies do not pay their notaries. I am a notary myself and have been burned many of times. I'm not sure in your message if you are trying to be a smart ass or just really curious. In the past from the months of October to December we were paying notaries 60 days out but never had I had a claim against me and everyone has been paid. I know other settlement companies just burned everyone as they went under. I would love to put the bad reputation to rest for good but I know that notaries have to be ware of who they work for because its not fair that they are the only ones that don't get paid in the end, since in reality they are the most important piece of the puzzle for the deal to go through. The only thing that bothers me is when a notary cancels within an hour before closing to make a statement to my company because they have already read the posts and knew that they would not do the closing. So since I have over 500 notaries in my book that love working for me I am going to start telling them to post on this site and explain how easy it is working for me. my policy has been payment on every 30th of the month and since January I have been consistent with that payment process. Like I said take this message for what you want but after you see so many notaries writing good posts about me it should be safe for you to take my closings. The only reason I am writing this post is because I know people who are reading it are qualified notaries who I defiantly want working for me and that's the only way I will grow as a company. I am an account rep for Genuine title also so for me to show my accounts that my notaries are top notch will only make the title company grow as well. The above statement is directly out of your post and I'm sorry, but this simply isn't true. I just received my check for the 2 January closings this past Sat (May 2). One was out 113 days and the other was 106 days. I know of another notary who has waited just about as long as I did. This is just unacceptable. My husband and I ran a family business for many years. Our employees always always got paid before we did. They got their checks every 2 weeks on time, every time. It didn't matter if we had to rob Peter to pay Paul, our employees had bills to pay and mouths to feed also. There is just no excuse.

Now I understand why you only pay 90.00 dollars for an edoc signing. You are a SS company. That's why I didn't accept your signing a few months ago! You want to keep more than 100.00 dollar per signing(if you ever pay) I dont think you will get much sympathy here.

Hi again....like I stated in a previous message. I did a closing for you on 2/3/09....had to go back twice. Got there the first time, explained the docs, borrower decided not to sign. As soon as I get home, I receive a call from you to please go back out because the borrower decided that he wanted to sign. You promised me a higher fee if I went back out, which I did. The borrwer signed, everything got sent back the next morning....I received a check from you for $100.00 (the original fee) but not the extra $50.00 for going out and re-printing the docs. I left you so many voice mail, email etc....and you never once replied or returned my messages. I left messages with the front desk as well.....nothing. PLUS, my affiliated office was paid for a closing that you assigned, but again not for the full amount.
SO OBVIOUSLY, YOU DON'T KEEP YOUR WORD, YOU DON'T PAY YOUR NOTARIES WHAT YOU SEND IN A CONFIRMATION, AND YOU DON'T KNOW HOW TO RETURN CALLS OR EMAILS. I did a good job, went out of my way to make this closing occur (and it was a late night too), and this is what you do!
I am going to say this....for the past 2 1/2 yrs, I have been doing closings......You are the only comapny that I have gotten stiffed by. There was 1 other situation which took months for me to get paid, but I did get paid before the company went out of business.
I take my work seriously like a lot of other notaries.....I do a good job, go out of my way for my clients and borrowers, and I DO NOT expect to get treated this way. I do expect to get paid what is agreed upon, and do expect some type of respect from a company that I work for. I don't expect a company like yours who "handles 400 closings per month" not to have ethical business practices.

In this day and age, when title companies (at least in CA) can no longer offer extra services for free to their clients, (ie: disclosure websites, etc) not because they no longer want to, but because the powers that be will not allow them to. I have wonder, if the regulatory committees, want a title company like Genuine Title to have their "Title Rep", running a signing service, during the hours that they are being paid to do their job as a title rep. I am sure that your signing service operates during daylight and into the early evening. How does that really help Genuine Title? I bet it's not something that is disclosed as an affiliate business either by Genuine Title. I would say that you are costing the company and the consumer more, than if the title company were to hire the notary direct.

I would add to Mr. Safir that this tactic is likely to backfire on you. Others have tried it before, but those posts that are requested by the party they are reporting about not only have absolutely no credibility, they tend to create annoyance - and leave a negative impression in the long run.
The only way to get good ratings and have a positive image on this board is by implementing good business practices and operating with ethics and integrity. When you earn a good "rep", word will get out. We tend to get suspicious of those who try to get there via a PR campaign. BTW, I take issue with your statement about all settlement services being non-payers. There are good and bad in every category and niche in this business.

Well "Mr. Blue" speaks again! And with the pretense of much humility, honesty, and sincerity. I’m very impressed!! So you started your own SS, with Genuine Title as a customer? 400 signings a month? So if you make $50 each that’s 20 grand a month. And if you keep the whole fee it’s around 80. With that kind of money maybe you could hire someone literate to do your posts here? You can now dance with joy under your fig tree. Ain’t this a great country? You’ll soon be rich! Meanwhile….I’m still waiting for payment on a signing that I foolishly did for GENUINE TTILE on February 3 2009. By the way I posted that I thought it was unusual that someone that was employed by a Title Company “owned” the scheduling/signing part of that company. I was NOT trying to be a “smart ass.” But I am now!! Be happy…. you’ve got MY money in your pocket….enjoy!

I have no dog in this hunt but I'm curious if as the owner claims he has made payments on every 30th day of the month since January then how and why are there NSAs complaining about past due payments? Somebody must be lying or at the very least VERY confused.

Hi, this is Cherie Beatty. What you say about paying your notaries in simply not true. I got stiffed $50 by you. I only got paid $100 when I should have gotten paid $150.00....in my case, I had to go back to the client twice in the same night. You promised me $150.00 and sent me a 2nd confirmation. I have emailed you numerous times, left you voice mail messages and have left messages with the front desk. Of course, I was promised that you would contact me back, and as of date, still have not heard from you nor have I gotten the $50.00 owed me. So now what do you have to say. Also, my affiliated office in VA Beach was also stiffed by your "company". He was not paid the entire fee, and there were no issues with his signing or mine.
Have any other notaries been stiffed by Konstantin?

We are not a signing service we as a title company schedule our own deals. I didn't realize that so many people have a lot to say on this site but cant call or email me like their confirmation says. Like I said if you have an outstanding invoice email me. [e-mail address]. With paying so many notaries every month some people do not properly invoice me like my instructions say. I dont need to defend myself because the tons of notaries that work for me on a regular basis can do that for me. Like I said before if I owe you money for a settlement email or call me. I dont check this site often so please shoot me an email.

it's that you're starting to be, no make that you've been for sometime now... BORING AS HELL!!
Business is tough, we all understand that. If you really just had a couple bad months and are back on track the world will know that soon enough without you blithering all over the board. If the truth of the matter is that you're running a halfassed operation and are never going to pay on time we'll all know that soon enough too...and no amount of blithering can cover it up.
Either way, the solution is to do the best you can and pay your dues... not fill up our board with whining and crying and yelling and threatening and rookie testimonials.
You've gotten annoying.
