I just completed a e-doc closing for this compnay-2115 n main st walnut creek, Ca
925-943-4902
should have read the comments on this company first, however I have not shipped out the docs yet,,,,,do you have any recommendations, request payment first? or else like the others I am out another payment,

I had no issues with them until Svitlana refused to pay me for a no-sign. I cannot afford to work for free.

I sympathize with you, but as you said, you should have~~ Don't compound your mistake now by holding the docs hostage.

Holding docs, big no no. It is not the borrowers fault that

you took work from a not so good company. What would you hope to gain from keeping docs? Just IMHO.

Also, when I needed help or had any questions, I was always able to reach him on his cell...even if the closing was not for his company.

You are an officer of the state and liable to the people of the state of CA.
If you made an error in accepting this assignment, that does not excuse you from fullfilling your duties. Do not punish your borrowers for your error in judgement.
That being said, if you do not receive your hard earned fee --go get them!

They have paid me on time. I won't go long distance due to no pay policy on loans that don't close but they were fine with me otherwise.

No - you can't hold the docs pending payment - ship them back and deal with it later...and hope the company doesn't see this post and see that you even THOUGHT about doing this..

You have a legal obligation to ship

the closing package so it's available for the next pickup. You're in for a world of hurtin' if you hold on to that package.

A couple years back, I did a closing late on a Friday of a holiday weekend. The package was ready for Tues pickup. It was my negligence not to request a Saturday pickup. I got a letter from the SS's attorney accusing me of holding the package. He threatened litigation but nothing ever came of it.

Always ship.

You made a commitment by accepting the signing and you have to stick to your commitment. If they do not pay and break their commitment you go after them but you do not want to be the one going back back on your commitment.

You do not want to earn a bad reputation for your self by holding the docs hostage. How can you even think about it.

SS that offers no pay if not fund...

should pay the notary 90% of the notary fee in the HUD. I wouldn't work for any SS that offers no pay if no fund. So we do all the leg work and we are the one at all the risk and they just make phone call and they want half of the pie, no I don't think so. SS should do a better job on negotiating with their TCs and escrows. JMHO.
