loan modifications

Has anyone done any loan modifications? ANy for 21st Legal Services? I am hearing good and bad about this company. I have done 3. But, Nothing to report about it as of yet.

What 'good' have you heard? I've done 2 before all the talk started and will do no more--just don't like what they do or the way they do it (or, more to the point, don't do it). All I see anywhere is bad. Ripoff Reports, etc. Of course, the people who actually got a Loan Mod out of this will not be complaining, but I'd sure love to hear about even one notary who did the actual Loan Mod after the Application.

Agree with Lee. Got a call yesterday "...for a mod..." I

asked if it was an application - yes. I asked if the company charged up-front fees, she said "you won't be collecting."

I declined, citing my decision to avoid participation in these schemes - since there is free information and free assistance online and elsewhere. She sighed heavily, and hung up, after a 'thanks anyway.'

If you look at the Rip off report site you will see that their marketing "genius", Al Diro announced effective March 31 due to circumstances beyond his control" he is no longer employed by 21st century. 21st is under new management. The day after, someone posted here as 21st and threatened to sue for slander the notaries reporting negatively about them. Al has gone on posting on various other blogs about the next mortgage scam under "free modifications". You have probably noticed that we no longer have phantom notaries touting how wonderful 21st is.

At this point the Dept of Finance in WI has notified them that they are operating illegally in WI. They are not licensed as "foreclosure consultants" here. Also they are not in compliance with the Act Which became effective March 9, 2009 as far as requirements for RTC and other things when acting as a foreclosure consultant. Section 846.45, and it is part of "2009 Wisconsin Act 2.

I might suggest using the orange search button. There has been a lot of discussion on this, including some of the companies. Many of these are not loan mods, but loan mod applications--with large upfront fees & no guarantee of a loan.
Some of the lenders are doing loan mods. I've recently done a few that were for Chevy Chase Bank. There were no fees to the borrower for the modifcation.

Dozens of companies claiming to help with loan modifications

including 21st Century have had their licenses yanked in California. Here is the link from the California website:

The one listed is 21st Century Financial - does that revocation include 21st Century Real Estate Services and 21st Century Legal Services?? Those are the companies that contacted me..

is not I repeat is not the same as 21st Century Legal Services these are two completely different companies. 21st Century is a Legal office not a mortgage office.

I have agreed to 2 loan modifications for 21st Legal Services. The 1st one I did and they paid me on it after they called a second time for a different modification and I told them I still have not received compensation for the 1st one. I got my check in the mail 2 days later. I did agree to do the 2nd one because they said they would issue my check for the 1st one. For the 2nd one, I got to the clients house (after i called and confirmed the appt) and once i got there the Mr. (who was disabled) told me that he never agreeded to the modification w/them, had no clue who they were and was perfectly fine and not behind on his current loan. Apparently, he thought I was someone else when I called. I called the owner and she said sorry at least 5 times and assured me that this normally doesnt happen and that I would still receive compensation since I did my part. I invoiced them as per my instructions and still, almost 2 months later, have not got paid. I re-sent my invoice and still nothing...hum....

Dang it! I was out of my office this afternoon and got a call from them asking me to do a "loan app." signing tomorrow...not having time to research them I accepted it! Now I know they are trouble, doesn't look like I will be working for them tomorrow! Thanks for all the info!!!

I went on vaction last week. I had deposited a check from 21st Century into my business checking account before I left and paid some bills off of it. To my surprise the check bounced. Luckily I had overdraft protection on my account that covered my checks. I was really mad. They still owe me for 3 other signings also. I doubt if I will ever see any of this money. If you are reading this and have not worked for 21st Century Legal Services. My advise to you is not to sign for them, I beleived that they are a fraud. Be ware of the devil in disguise.
