Deadbeat SS's: Dynamic Field Solutions, SOX, etc.
For SS's that owe you money & call for a signing: Maybe people should accept the signing & just NOT shpow up! Then when Title or the SS's calls to get status, explain THEIR deadbeat status & how you've been unable to resolve their past delinquency b/c they won't respond to your calls, but you'd be happy to work for them directly or something like that.
When I gotten these calls in the past, I've ALWAYS rescinded the appt (out of respect/ concern for BO's). But I have a mtge to pay also - & that's hard to do if I'M not getting paid!!!
This idea is chock-full of holes, but it comes down to this: do you want to be the screwer or the screwee?
A couple of no shows b/c of non-pay issues & the TCs would drop these SS's like a hot potato!!!!
AS I said before, this idea is chock-full of holes, but it DEFINITELY would receive LOTS of attention! I think the TC's probably would be able to accomadate the BO's somehow. I've never done it b/c the professional in me always cxls the signing out of consideration for the BO.
Maybe just wait until you get the HUD & then call the TC DIRECTLY to decline & explain why to them???
Other ideas please - anyone?

Wrong! If you accept the assignment then you must complete it. No excuses about past non-payment issues justify you hurting the BO, Lender, TC and Broker.
If you don't want the job, refuse it from the very beginning, not when everyone assumes that a professional NSA will be there to complete the signing.

Full of holes?? More like possibly illegal and has the potential to get your commission yanked. At least, it might in CA. If you are asked to notarize something, then you within all reasonable efforts, you are obligated to do it. That means if you accept a job... you better make sure you make an effort to complete it unless there is an issue legally.

As agreed the replies above ... plus, how about the borrowers? They might loose their rate lock if the dox are not signed on the date specified, and would also become the "screwee". Very bad karma!

In the months of July and August I did 56 signings and I did not get paid on 5 of them. Of the 5, 3 were Dynamic Field Solutions. I've been busy and last Monday I got a break so I did look into the 5. I emailed Dynamic FS. No response. The next day I called and explained the 3 signings and was told they would check into it. On Friday I got and email, the check is in the mail and I should have it by Monday. Said they were sorry about the bookkeeping mixup. Today I got my check. I would do work for Dynamic FS again.
P.S. : I also got paid on 1 of the other 2. 4 out of 5 ( not bad )

obviously NOT how I 've been running my business these last 7 yrs. My services have been outstanding - that 's why the deadbeats KEEP calling me! Sometimes you just have to blow off some steam & boyyyy do you guys fall for it!!

You know what? So do the companies that read this board...had you started your original post with "need to vent" or "boy am I frustrated and I've had it"...it MAY have been taken with the grain of salt you supposedly intended..unfortunately you didn't do that and I sure hope the companies didn't take you seriously..

Old news on both companies.
Rather than try to think of a way to get even and put your commission at risk, how about just keeping up with the various forums and taking a look at signing central on this site before you accept the work?
Both companies are being talked about for a long time on various forums and based on that, I have turned down work from both thus saving myself from such sorrow.
Yes, I know you need the money. We all do, but does that mean you accept work from non-payers and low-ballers on the hope that this one time they will be different?

No - for SS's not on my radar, I check as soon as I can get
to a PC. SOX is soooo over -the-top, but other than knowing I'd worked w/ DFS in the past, I had to check my a/c receivables b/c I only got stiffed once - 10/2008. I NEVER give 2nd chances! One free signing is one too many!

Okay, why would you recommend that other Notaries risk their professional reputation, good name and possibly their commission to do something YOU wouldn't even do?

OK, I've read that you were just blowing off some steam. But for the record, I'd like to take issue with another thing you said that no one commented on. You said:

I think it's important to note that there is a third choice in most situations and that is to be neither. Of course, we all try to prevent being taken advantage of, but I don't believe that ever justifies that kind of "do unto others"... In the long run, I believe we are always better off doing the right thing, and taking the high road. It's not always easy, just worth it.

Just one borrower hurt with this would be too large of a price to get these clowns yanked. Be a man (or woman) and if you take an assignment from them, and then find out how bad thier rep is, call them and politely tell them you can't take the assignment.

This wasn't about a bad rep - what yanks my chain is
when an SS who OWES me & after repeatedly trying to collect (& being ignored) calls to see ifI'd like to do another FREE signing. They always say I'll call you back & poof! - just disappear! Miss Vickie (DFS) pulled this the other day.
The signing required 2 trips b/c they left some docs out. I called her back on the 714 # she called me on JUST A FEW DAYS ago & poof! - NO AnSWER!
I can't believe all the posters who've NEVER said "Mary took my socks/hat/book - I'll kill her! - just to blow off steam!?!?!
I guess all the posters who've ever said I'll kill such & such (blowing off steam) ACTUALLY KILLED SOMEONE?????? I don't mean to their face - that would be confrontational.
Or if you've eer had a job you did'nt like, said to a friend ' "They can take this job & shove it" & then proceeded to try to shove it???? Now I know there have been some that have, but for the most part, MOST DON"T!
AS I've said before in 7 yrs, I've never just not shown up or even cancelled @ the last minute. I've received LOTS of signings where that's exactly whart the other notary did. I (albeit, belatedlly) said I was venting - but you all don't seem to get that - HELLOOOOOOOO!!!!!!
