I had done a few closings for them and was paid quickly. However, I went on a closing at the end of Sept 09 and spent nearly an hour with borrowers while they discussed the loan terms with their loan rep. They decided not to sign. I called Maria at Prism Title before leaving and let her know that borrowers were unhappy with terms and would not sign loan docs. I had downloaded and printed over 300 pages (including borrowers' copy). She initially told me that they wouldn't pay anything since borrowers didn't sign. When I complained, she said they would pay a trip fee. I told her I expected a trip fee and an e-mail fee for a total of $60. She agreed and told me to send an invoice to her. I sent the invoice when I returned to my office. I faxed the invoice a second time when payment was not received within 2 weeks. I faxed it a third time after a month of no payment being received. I finally sent a collection letter demanding payment for the discounted $60 fee and advised that if payment was not received within 10 days I would file a small claim complaint for the full fee of $100. On the 9th day after sending my letter, I received a check for $35 with no explanation at all. I cashed the check and decided to eat the difference. I just got a call tonight to do a last minute closing for them. I politely explained that I no longer worked for companies who do not value my services and briefly explained what had happened. I'm glad that no one else has had problems getting paid -- probably because the borrowers signed the loan documents. If they do not sign, don't plan on getting paid. As a side note, let me also say that when I was sitting with the borrowers as they were talking with the loan rep, I could hear the loan rep shouting at the Mrs. from across the room. He was very rude and disrespectful to her. I didn't blame them for not signing.
