W-9
I tried searching but did not find anything on this. I have a closing to do and I went through paperwork and it is a refinance husband and wife; I noticed there is only one W-9 in packet shouldn't there be two one for husband and one for wife. Usually name is already filled in on W-9 but this one is blank.

They probably should have included 2 forms since there is the possibility that the borrowers file seperately. In the case of joint filiers the the tax return shows up under the social security number of the primary filer, which is usually, but not always, the husband. I would ask your hiring entity how they want to proceed.

I've had 3 with only one w-9 in the last 10 days. A year ago I started to carry some blank forms with me to signings. The w-9 is one I carry with me. On the first 2 I didn't call the TC about this. On the last one I called the TC and asked why, they didn't know and said to do the same as the first 2 and put a note on it. I have 2 to take back to a local TC this morning, I will ask and post later if I get an answer.

One W-9 not unusual ...
because the lender cannot issue two 1098's for interest paid by the borrowers. In just all such cases, it is the husband's SSN. Yeah, I lnow ladies, but ....

I run into this quite frequently. The form is usually filled out for the primary borrower and there is no form for the co-borrower.

When in doubt all the hiring entity. Assumptions can be problematic.

My post wasn't clear: The form has usually been pre-filled in by the lender for the primary borrower. In this case, they only need the primary borrower to sign the form.
If the form has not been filled in by the lender, then you should contact your hiring entity, as mentioned by more than one response in this thread.

Check the 1003
If the loan is taken as "joint credit" (signed at the top of page 1 on the 1003, or on a supplemental document stating that the borrowers are applying for joint credit), only one signature (usually the principal borrower) needs to complete a W-9. Same holds true for Form 4506 and 4506-T.

I've never ever seen a W-9 in a loan package. A W-9 is a Request for Tax Payer Identification Number and Certification. A W-9 is what vendors WE do business with send to US to complete and return to them.

Almost every package I get has them - usually one for each borrower - it's a very rare loan package that does NOT include this form.

There is almost always a W-9 in the package for the borrower(s) to certify what their social security number is. This is so the lender reports the interest paid to the correct number, and a tax statement showing the amount of mortgage interest paid is issued to the borrower at the end of the year.

The W9 is used to generate the 1098 at the end of the year of all the interest paid - it's in every loan package. It's ALSO used to generate 1099's ....

Really....
... I'm serious... if I ever had a W-9 in a loan package it was over a year ago and I don't remember. But... I don't ever remember seeing one other than the ones I've had to complete for myself. Of course, sometimes I don't even remember what I did yesterday ... ahhh sigh - the joys of aging!!!

I just looked at the last several loans I've done and YES there ARE W-9's!!!!! Just goes to show you how automated I've become going thru docs. Or...maybe it's just because it is Monday.

Oh, Barbara, don't be embarrassed...
I had to think about it myself to figure out whether or not I had them in mine. I was thinking, "No! It's a Substitute 1099!" but of course, it isn't. Not in our loan packages. That was in my other life of loan doc prep.
Yep...the packages become very routine and you just do 'em.

No worries, just have a good laugh and move on. We all do it from time to time. If you have one of the last couple pkgs still on your puter, take a look through them. (I don't delete them till I'm paid). It REALLY is in there. Honest.
