One of the many reasons is that I couldn't compete with the $65 notaries that were doing closings. It use to matter to attorneys who they hired and now it's not quality-it's quantity.


My title business fell apart with the economy when most of the attorneys/title companies are doing the title searches online (I ran an abstracting company for 13 years too). My biggest clients were Beneficial (out of business), Centex Homes (they hired an "in-house" closer). I remember getting my schedule from Centex when settlements were scheduled every hour from 9am to 7pm and I charged them $125 per closing and they had the docs ready and the borrowers at their office. Why pay me $900 a day or more so they hired a girl to sit in there for $10 an hour and also made her type the HUD and other closing docs. She would get mad when I would come in to help with the over flow because she would have to cut my check and knew I was making in one hour what she made in 12 hours. Most of the title companies I worked for hired in house abstractors and closers.

Needless to say, I moved the title business to Delaware, their land records are not online and I am trying to start over again after losing our home in foreclosure in August of this year. My husband was in the same business with me so he lost his job too. We cashed in our IRA and lived off that for a while and we may be sort of down, but we are not out!

I knew when I moved here that Delaware is an attorney state so that won't help me here but I am very good when it comes to title work so I don't see a problem getting started in Delaware. I only lived 20 minutes from Maryland so I plan on offering recording services for title companies.

Yes, I am in Hagerstown Maryland. Just renewed my $150K Surety Bond and TPL. Glad to hear from you, Loretta. Hope all goes well for you from this point on in Delaware.

would have replied earlier but I've been down with the flu. Have been doing closings 15 years and don't intend to quit.
