I got a call today for a sale. They offered me a fee to sign both sides of the transaction. So I am expecting to get a fee over 200.00 I get a call back and they say no, that was a different order, they want me to do a VA application. 25 mile trip, download and borrower copy 55 page doc set. I ask what fee they are offering $25 I said excuse me, did you say 125.00. No 25 My charge for download is 20 I am traveling and signing for 5 bucks. Said they will call back and see if they can increase the fee for me. No call back yet. I don't want to mention the signing service because they normally give me good orders. The reason was "its not a closing its an application. I am flabbergasted in the direction this is going.

This is a perfect example of why I refuse to do anymore applications. They don't want to pay diddly squat and they take just as long if not longer to do. The borrowers don't have this, they don't have that, they get on the phone with their LO and talk forever. I'm done with doing these.

Applications usually take just as much time as a closing - no way would I do it for $25!

I occasionally do a 3-page loan mod (a real loan mod, not an app) for a particular signing service that only pays $25 for them but the appt MUST be super close to my home and I ONLY do them on the weekends so I'm not tying up my weekday time slots with this type of low fee appt.

I have also been asked to do these recently numerous times for a low low low fee with the bait to take it being that when and if it is approved I can sign the loan also. Hmmm....another $25? Oh boy. It really is stupid when they tell you there are either 1 page or no pages to notarize. Thats only the half of it. Not even half of it. I HATE doing reverse mortgages. They are time consuming and you MUST maintain your composure because the poor borrowers can't help it that they are unsure, slow, not getting it or whatever. I did one once and LO was there to put them at ease and make them comfortable. He told me afterwards that I did a great job and asked for my card. I told him the ONLY reason it went that smooth was because he was there. Very rare.

I won't do applications, either, for the same reasons stated above, but I don't mind Reverse Mortgages - most of the time. I did one this morning for an 80 yo guy who looked like he'd had a stroke. Sure didn't affect his mind any, though. It took us a while, but he was perfectly delightful. And I was paid very fairly for it. (No ss involved to take a chunk of the fee!)

I've done quite a few RMs and can't think of any where there has been a problem that a little bit of patience and kindness didn't cure. ['Course, my memory isn't what it used to be either.... Wink]

Stay within reasonable boundries.

I did a VA app yesterday. Called the bwr and gave him a list of doc copies I needed from him. Traveled 6 miles...took 20 minutes....paid $75. I'm a happy camper. We've got to think about making a profit and each deal must be analyzed to be certain it's profitable.

Ridiculous if right! I hope there wasn't a fool out there to take it for that.
I've been wondering lately about the RESPA work. I'm not sure we should be doing it anyway, because we're not licensed in the mtg. profession. I remember Renee saying quite some time ago that we shouldn't be doing RESPA's. Any opinions?
