FL note and mortgage

If I'm not instructed otherwise, I don't have the BOs initial the note or get a witness for the mortgage. Had a TC I've never worked with send me back for both, on my dime. Wasn't in my instructions. It's been rectified but I was wondering what other FL NSAs do?

I always have the note int and the mortgage witnessed. My partner and I where just talking about this today.

then I don't have anything initialed.

Mortgages in FL do not require witnesses in order to record - but lender may require witnesses....

If you were not instructed initially to get initials and have witnesses you should be paid for the return trip. By "it's been rectified" do you mean they agreed to pay you for the return trip? Curious who this is too - sounds very familiar - like a story I've heard before.

I have never had borrowers initial a document when there is no place for initials - unless requested by the lender (I remember one lender wanting all docs initialed!!!)
And mortgages do not require witnesses in Florida (except Dixie county for some reason), but lenders can request witnesses.

I do (or don't in this case) the same as Linda. In Florida, the security instrument (Mortgage) does not require witnesses for recording purposes. However, some lenders and/or title companies want them anyway. Unless specifically instructed, the Mortgage is not witnessed.

As for initialing the Note, or any document, if I'm not instructed that initials are required and there aren't any "initial" lines, the document does not get initialed.

Agree with others - don't invent your own instructions

If there's an initial line, I get it initialed - if there isn't a line, I don't pretend there is UNLESS specifically instructed to. If I'm doing an out-of-state deal, I will check for witness requirements - but I won't make that up on my own, either.
