I get these all the time but without the fraud clause
I get these all the time but without the email clause.
That's usually a fraud warning but you know how little people know about what getting a doc notarized means!
Usually the inquirer is someone who speaks English as a second or third language. They feel better using email than talking on the phone because they realize they are hard to understand.
Usually they are buying US real estate (and paying all cash for it) or need a POA to send someone in another country. That's usually for real estate as well.
Lots of people living in Canada are buying real estate right now. 6 years ago, something costing me $1Canadian only cost me 74c in US money. Now the dollars are around 5c apart.
Plus the Canadian government has far better safeguards against greedy lenders. And they don't use TCs. They use attorneys. Fraud would be compensated by malpractice insurance. Not many attorneys are willing to risk HUGE malpractice insurance rates for Ameriquest-style loans.
They all drive to me. I require cash at the table. Credit card companies charge us microbusinesses a fortune in fees. The clients just don't want to bother with cash. Credit cards and checks are easier. But international checks - especially from personal accounts - can be a pain so I don't take those.
Sometimes two or more families will join together and buy a house in Hawaii or the Southwest. They share it as vacation property. The smart ones form a business partnership with everything spelled out first before buying.
Others are buying rental property and paying less than I have ever paid for a car for a 4 unit apartment building.
I sometimes wonder how many Canadians are helping to keep US rental properties affordable as well as not bulldozed so the lender pays property taxes on dirt instead of houses.
