Need to Vent - Thanks

Agreed to do a purchase closing about 15 or so miles away, that consisted of a HUD and a couple of affidavits for $75.00. Normally my minimum is $100.00.

Started asking for doc’s about 4 hours prior to closing and received the, I will contact Title and let you know response. I have another closing scheduled after this for a good client.

About 50 minutes to closing, I received a 108 page email package and immediately call company up. I start to questions why I was told 5 or 6 doc’s and it’s 108 plus additional HUDs. I am then told they will increase fee by $25.00, then tell me, some doc’s are being resent. I then receive another email that says Legals only.

I call company back, they want me to print out or review while on line the first package sent, then print out the Legals only package, remove or substitute the Legals from package one that were chopped or not readable and replace with the Legals from package two. I honestly expected that the entire package be resent with the correct doc’s but no, they want it this way, they want me to pick and pull.

Closing is now about 35 minutes away, I start questioning what they now want me to do by printing two packages and pulling and replacing docs. The company seems surprised that I seem upset. They do not seem to think what they want done is any big deal.

I admit I am getting upset and I am sure they can tell. So, the company tells me, you know what – we will just remove you from their Data Base and you can forget about doing the closing.

I hope they find another Notary Closer so that the buyer/borrower is not inconvenienced to bad.

I hate for things like this to happen and realize that mistakes will be made and doc’s will sometimes be late. I also hate to be removed from a data base.

Maybe I am getting too old, However..

What say everyone?

Oh, In their confirmation, they say - We Pay well and prompt, but will not tolerate laziness or mistakes!

First they either lie or do not know (still a lie) the package size &, in doing so, talk you down on your fee. Then they want you to print both for just $25 & waste time substituting.... Be happy you're out of that one!

I would have told them to take a hike. They don't have their act together and you would probably go thru the same mess again and again. They did you a favor taking you off the (so called) data base. I've found the smaller title companies just use a notary website such as this one to find us and don't maintain a formal database. Have a great weekend

Sounds like you made out fine. Except for the inconvenience of the phone calls and e-mail hassles, that job sounds like more trouble than it's worth and I would be glad to be rid of it if I were you.

Of course it's no fun when a company rejects you, but I don't worry about being removed from the database of companies who only want to pay $75 for all that hassle.

One 100 bucks for a purchase is cheap. Two ask the right questions before you give a price. Any purchase I ask if there are bank docs with it.

I've only had 2 purchases over the years with no bank docs.. 10 minute deals.. Bank doc, both parties, tons of faxes and wait for the ok.. 2 hours plus for that type purchase. $$$$$ nothing under 180 for purchase.

IMHO that's a mistake waiting to happen and a huge time waster.

It's too bad that they hire notaries who have made them believe they have to put this in their confirmation.

Sounds to me that they may be interpreting their unrealistic expectations with laziness. We all know that the vast majority of us would go out of our way to help out a good client who is willing to pay a decent fee, but.... That just sounds like a bit much - especially for that fee.

As PAW suggested in an earlier post a "drop dead delivery" time would be very beneficial in the future. It works for me, in fact I won't take anything without a" two hour window"!

2 hour window

Most of us would like docs for the "next day", especially anything occuring in the morning, the evening before, so that we are not up against a wall starting off! But, reality has it that we can all agree to a signing 2, 3, or 4 hours in the future and still not be sent docs until after the signing appointment is to occur.

I manage the borrower's expectations, but are you successful getting all docs 2 hours before your signing? If so, please share your secrets. I am going to a 3 pm signing here in 20 minutes, called the TC about 1 1/2 ago to check on docs....they still did not have them from the lender. I have no problem, nor do I feel one iota of pang rescheduling with the BO if I need to, due to a delay in the delivery of docs. But, if you have another process that could be helpful to the rest of us that gets us docs sooner, please share. And....thanks.

I really don't think it's a secret, it's the SS you work for. One of the first things I read on this forum was ...BEWARE OF WHAT THEY'RE PAYING. And it's true. SS that offer 60 -85 dollars usually have disclaimers, fax-backs and call me if this or call me if that. On the other hand, IMO those SS Paying $100+ usually say, "call me when it's over".

I don't work for SS that pay below $90 (my immediate area) and travel fees beyond. I will not go out of the driveway for $65 unless it's a one signature loan mod in my immediate area. I have NO idea why ANY other notary would......Simply amazing that they are driving down our professional rates when all they need to say is "that fee is too low....I can't make money." If we all did that, then we wouldn't be paid such a pittance.

When I call to introduce myself to the bwr, I tell them I will be on time if the docs are on time and if I am late its because the docs were sent to me late. If I have another closing after the late closing I reschedule the late bwr. I used to get sick til I learned to "chill" ; do what you can and what you can't do don't worry about it. What I hate though is when I am blamed for the late docs. It doesn't happen often but it has happened. The scenerio is the LO calls the bwr to see if all is well the bwr says we haven't started yet cause the docs are late. the LO claims he called the TC then calls the bwr back to say I (notary) did have the docs. I call the bwr to say I finally have the docs and will be along shortly and the bwr tells me that the LO told them that I had the docs already. That is not fair but whose fair these days......

Sounds like TC is claiming you "have the docs" . . because they just hit the Send key. Of course, we all know that when they do hit the Send key, the docs magically appear, viola' , on our desks, all printed out in two copies and ready to head out the door! What a marvelous dream!

Seems like everyone involved (except the notary--who knows better) totally believes that the very minute the 'send' key it pressed....the docs have instantly both appeared & printed themselves at the notary's computer. Whereupon, we are beamed to the B's door. Gaaaahhhh....

I know the ss you're referring to. I have worked with them for several years. Yes, every now & then things can get messed up--whether for them or anyone else. They adjusted your fee, right? It's always you choice whether to work for a company or not. I have a good relationship with them, but that's my experience.
