Needing a witness
I did a signing where the borrowers live in my state but, the property is in another state.Here in my state you don't need witnesses. But, I was called back to have witnesses sign the quit claim deed since it is required in state that property is in.Neither I or borrowers knew this.

Did you hiring party advise you of this at the time they
gave you the assignment? If not I'd say a return trip fee is in order.

No, they didn't. The borrowers weren't informed. They are paying me a return fee. I told them I wouldn't print till they sent the confirmation. And, this was a signing from last month. The other state probably rejected it.

To clarify, Do NOT to backdate the noatarization of the Deed
The deed can be dated as at any prior date, and problably should be dated as of , or prior , to the date of the associated mortgage.

make sure the borrowers resign the deed, not just have witnesses sign. (They are witnessing they saw the borrowers sign, so do need to see them sign)
