Problems getting paid

I did a closing for a title company. I forgot to write the file number down now they won't pay me. I asked if they could go by borrowers name they said no. I argued got nowhere. They said can only look up file by that number.Has this happened to any of you and what is the recourse?

If you still have a copy of the closing package or confirmation on your computer, you may be able to go back and take a look at it and get the file number from it. It doesn't sound like the TC is being very cooperative.

Not sure what you mean by "forgot to write the file # down". It should be somewhere on your confirmation or in instructions. Hopefully you keep a copy of that. They don't just give you a file # and you write it down, it is written down somewhere for you. Look again.

That's crazy! Do you still have a copy of the edocs to check file # on HUD?

I put the file number on my invoice, so it's there if I ever need it.

I, always, log it, along with the lender's loan no., in my notary journal, under additional info. section.

Maybe the confirmation is in your computer's trash can?
Leave no rock unturned! Every penny counts. :0)

If all else fails and you do remember the name...maybe call the borrowers and get the loan number from them?

Please no stoning of the notary...it's just an idea....

Call the borrowers ask them to look at the hud. And since you can't find the order do you remember where they lived? Look up their address on dept of assessments and taxation to find their name. Then go from there.

Let's not generalize, please. I see a whole slew of good, helpful comments and only one negative one, that I agree was uncalled for. I chose to ignore it. Hugh addressed it in a different way. Bottom line, it's usually a very few individuals. Overall the "professionals" on this board are generally very helpful - even thought they don't have to be.

When I worked for a title company, the file number was the main way of looking things up. We cross referenced by street address.

I would get a copy of the recorded mortgage from the county that the mortgage/dot was recorded in. If you look at the "return to" portion, sometimes on the last page, you should find the file number hand written somewhere.

What if the borrowers had to call the title company and they didn't have their file number? I bet title would be able to find the file if they or the lender needed it!

File number is printed in the upper part of the HUD, also the Loan #. I'm a former employee of a tc and know that if they plug the borrower's last name the computer will display all the info regarding the transaction. I'm under the impression that tc doesn't want to cooperate with you.. Your last resort is to call BO and ask to check the info for you in the copy of the HUD that they received. Good Luck!

Call their bluff ...

Call in tomorrow, ask the receptionist "Can you help me? I need to know if something was paid at my closing ...." If she asks for the file#, just say you don't know where to find it ....can she use the name or address?

Dimes to donuts she'll pull it up for you.

How can they justify not paying you? You did the work; you get paid. Sounds like they are trying to make some extra money off you. I agree, they could very easily pull the number for you. If you don't mind sharing, what is the name of the title company? You can pm if you prefer.

In the future, Ali, write the file number on the airbill. On the "reference" line I put the borrowers name and file number which I get from the HUD. I also use the file number on the invoice along with the Loan number.

For now, I like Renee's suggestion and the one to call the borrower for assistance.

If you are going to call

If you are going to call again (what Renee recommended), make sure
you do a *67 on your phone, to block who is calling. They may not give you
the information if the caller ID doesn't match the name.
