Keep in mind when searching - CT recorded documents are recorded in each town - not county or district...each town maintains its own recorded documents.

Thanks Linda. That site appears to be limited tax records and I'm actually looking for a deed of trust. Am I overlooking something?

CT on-line Real Property Records ...
Of the 169 towns, very few have the budget to put their Land Records on-line - and many local taxpayers don't have the stomach to PAY HIGHER TAXES so an out-of-state company can avoid PAYING a LOCAL abstractor to do the research. I certainly don't want to pay higher property taxes so that out-of-town/state banks, lenders, title companies and lawyers can increase THEIR profit margin.
To get a copy of a recorded document: Most towns have the Assessor's field cards on-line. Quite a few have the Land Records index; however, you cannot review the document. Find the Volume & Page of the Deed from the Assessor's Record, call the Town Clerk and ask how many pages it is (the Clerk will tell you the # of pages when you say you are purchasing a copy), then snail mail $1 per page fee plus a pre-addressed, POSTAGE PAID return envelope. You'll get a copy in within 10 days or less.
Connecticut Land Records: Start at the Town official website, go to the Town Clerk's page, look to see if there are any links. So far, there are no fees to view Assessor's street cards or the Land Records Index. DEED: easy, it's usually the last recorded document on the field card. MORTGAGE: Unless the index is online, you'll need to know the volume and page from the lender or hire someone local to look it up and purchase a copy for you (as long as they're there anyway).
NOTE: Avon, Branford, Canton, Chaplin, Durham, Eastford, Famrington, Middletown, Montville and Stonington do have viewable on-line Land Records documents. Cost to get a ONE day use for viewing and to PURCHASE copies "instantly" is $4.99 PLUS $1 per page PLUS 5% service transaction fee, which can be put on your credit card. NONE of the Probate Courts have viewable on-line records; you must go to the Court (privacy).

Thanks for the information. While I agree with you that online access limits use of local abstractors, just about every county is online and free so seems reasonable to expect other states to offer the same services.

State Won't Pay ..
The State will not pay for the cost. It would be nice, but 169 Towns don't all have the extra funds in their budget for 1) conversion of paper records and 2) on-line costs. Town expenses are paid through Town residents real property and car taxes. In the past two years, most Towns have laid off teachers, cut operating costs (repairs & maintenance, construction) for Town buildings, laid off town employees, police and ambulance personel. Senior services have been reduced (medical car for doctors appointments - many small towns don't have public transportation and nothing is within walking distance).
When it's a Town with a population of 3,000 - 8,000 (like mine), it's hard to justify raising taxes to pay for on-line Land Records while increasing the classroom size, cutting funds for school sports and senior citizens.
CT is unique in its Freedom of Information "free" access, which makes some play-to-pay problemantic and many Towns (charter etc.) cannot use payment by a credit card; i.e., cannot charge a "fee for service" and the Town cannot pay the credit card servicing fee.

Guess not much has changed in the last 4 years since I did real estate up there -- hands on in person examination at the TC office if you want a search or bringdown with copies...
Down here we can access everything online, including copies of docs...go figure..
