Confused again......

I received a call 6:00 PM today to see if I was available for a closing Friday at 6:00 PM. I accepted and proceded to call the borrower to comfirm the closing. When I called, the wife answered the phone and I introduced myself and told her I was calling to confirm the closing for Friday evening. She stated that she was confused because she had just called to get some figures because they were just thinking about doing a refinance. I informed her that whom ever she had talked to had set her up for a scheduled refinance. She said she would talk to them first thing in the morning. I have lost a lot of assignments, but this is a first this way. Anyone else ever have one happen this way.

Yes. It has happened to me in the past. Not

recently though. It sounds as if someone jumped the gun. Depending on how you handle this you may end up getting the closing appointment once the application and underwriting process is complete.

Maybe you have the application signing Friday night?

Yes, it sounds like a RESPA app. Many companies push to get

a commitment before the borrower's decide to go elsewhere.

My take: "Mrs. Borrower, I'll call and check on the details

from my end, as well...you have my number, so we can keep in touch. I'll call you when I know something, and please feel free to do the same."

First call to SS: "Is this an application? Borrowers and I have questions."

This is offered only after years of situations, and finding that sometimes, unscrupulous "mortgage fixers" scam hurting homeowners, and they obvuscate (sp?) to get NSAs to take the bait.

To wit: a Thursday signing scheduled a week ago with frequent, open communications has, so far, served to move things along for this Borrower; with early docs, a HUD-1 with funds due totally different than what she was told this AM, the and time to connect and resolve. When it's not last-minute, and well-run with easy updates? Way fewer froofrahs.

JMHO.
