Witness question
A little confused by this. I have a closing property is in Florida borrower in Illinois.They are saying that because Florida requires one witness that I need to also sign as witness.
I have never had this requirement before. Except when the lender required it. This is a cash purchase.

Florida requirement on purchase is two witnesses. And you can sign as witness as well as notary. If the company is saying you only need one witness then do as they ask.

I actually have only signed 1 FL property. Lender required 2 witness and I could be one of them. Not required in IL, but that's what lender wanted, so that's what we did. Borrower provided the other witness.

Sounds to me like the lender wants the witness. Witnesses are not required on mortgages, only on deeds, which will require 2 witnesses, names and addresses printed below signature line.
Many times on purchases lenders require witnesses on mortgages. The notary may be a witness.

Wealth of information on PAW's site. This visit will give you a view of many states's requirements. Be sure to notice the NOTE section at the bottom; there is a variation for one county in FL which I forgot about until this re-visiting. Dixie County requires 2 witnesses on deeds and mortgages. Perhaps that is why some lenders issue blanket instructions for witnesses in FL.

FL deeds of conveyance require 2 witnesses
and one may be the notary. (grant deed, warranty deed, quit claim deed are the most common)

What document do they need a witness on?
If this is a cash purchase there will not be a mortgage and the sellers sign the deed. I am curious what document they need for you to witness. I just did a cash purchase for Florida on Monday and did not sign as a witness on any of the documents, but there was an instruction page to do so on the mortgage in case there was one.

It is a cash purchase asking for one witness if there was a lender involved then there would be two needed.
I have not seen the docs. My last email to the signing service was why do I need a witness for?And, on what document.
