1003 - 2 sigs on 1st page
I just had a call that I missed signatures on the 1ST page of the 1003. Didn't notice there was a second place at the bottom for signatures. First time that I've had 2 spots for sigs on the first page.
Fair warning to watch out for this.

Yes it sounds like loan app for Citibank. Every page has signature and date and 1st page has signature at top and signature and date at bottom.

I have had lot this year, none from Citibank, that on the 1003 want sigs and initials on every page or sigs on every page.
Did one the other day for BoA that the 1003 had to have each page signed AND initialed!

I've noticed that other lenders use similar forms.
Consequently, it is always a good idea to check and re-check initials and signatures. Never assume that your client will use the same form each and every time. As most of you know, this business is known for constant change, i.e dynamic.

my response was to Kathy....
to make it clear...TC email Docs to borrower with shipping label or snail mail (after obtaining a fax, scan copy) of the 1003 being sent. Often the fee will be deducted from the notary's fees so actually they are paying for it. In no way should we neglect our responsibility in completing the signing process when it is OUR error. Hope this is better!

That's nothing unusual. Every once in a while there's a 1003 with two signatures. Top just signature only bottom signature and date.

I now have all pages of the 1003 initialed in the lower right. One advantage is you now look at the bottom of each page. Even if it has sigs anywhere on the page the bottom gets initialed. The other reason is some have a have "Initial" and a space for them. These are many times lighly printed or in with other small, light print.

Check your original docs when the title companies say you missed it.
alot of times they or the lender are the ones that didn't add the signature and they try to guilt you into going out for free to get a page signed that they didn't have formatted right in the first place.
That's why I always asked for e-mail docs so you can save the lender package they send and verify if it was your mistake or theirs... don't work for free if its their mistake.
