28 pages of faxbacks!!!!!!!!!!!

I've been doing loan signings almost 7 years and have never had to fax back more than a few pages... this was ridiculous, but it's done. I requested and received confirmation of more $ for doing the faxbacks.

Back in the middle ages when I started in this biz, many

lenders were faxing loan pkgs. I purchased a high speed digital ,laser, MFC, fax/ copy /
printer.
I can fax about 100 pages just by stacking, dialing # and hitting send. Machine does all the
work. Just put them on top of pkg, stick in envelope and return.

you think thats bad ,I did a signing last night, it was supposted to be a reg refi(not V.A.) and in my past experiances are usually 100-120pgs ,ya right ,this one was 189 pgs took 3 hours ,30 pgs had to be notarized,all needed a loose cert due to outdated wording for the acknows and jurats,plus 68 pg fax back,after that signing I am going to give myself a vacation for the next week........then SOX calls and wants me to do a refi on 24th ,30miles away for $75 !!!! what a joke, fortanitly I had extra time at a docs apt to write notes on my phones call list of all the bad Signing companys ,that way when they call I am prepared to tell them about there low star rating on Notary Rotary.

why would you attach a loose acknowledgement for

'outdated' wording? if the year is incorrect, just cross out and initial. Unless I misunderstand, don't make it harder than it has to be.

Yes you misunderstood,Not making it harder than it has to be only following the califorina Notary handbook, so what I ment was : I had to attached a loose Jurat because theres said:

"SWORN AND SUBSCRIBED TO BEFORE ME THIS_______DAY OF_____,20_.
NOTARY SIGNATURE__________________"

In California it has to say:"Subscribed and sworn ro(or affirmed) before me on theis __ day of_______,
by ___________________________,proved to me on the basis of satisfactory evidence to be the persons who appreard before me.

Notary Signature Seal,



Thats why I had to attached a loose cert,

Good for you, attaching the correct wording

I've done two split signings in the pass week. One had incorrect ACK wording for CA, that notary worked for the lender, interesting!!! The 2nd loan out dated jurat. Both of these loans were signed in CA, deed is filed in CA.

Barbara, if you've been doing loan signings for 7 years

then I'm surprised that this 28 pages surprises you and even more surprised that you've never done more than a few pages previously. All I can say is that IME you've been very lucky for 7 years.

Purchases and investment properties with no RTC require faxbacks - most times 15-25 pages, sometimes more, sometimes less. I've had as much as 55-60 pages to fax back, some have had to fax the whole package.

Then there's the handholding companies who need to QC the notary's work before the package ships.

Like you said - it's done - AND you got extra $$ for it too - that's a miracle in itself!!...Smile

I'm with you Linda, that surprised me also. I have faxed back, 50+ many times, once in a while, the whole package.

I've been doing this 9 years, .....

only second time last night that I had to fax back 25 pages. The compensation was good for the loan signing but next time I will know to ask extra for all those faxbacks.

Just say no

There were a few days I was without a fax machine - my old one went kaput and my new one wasn't set up yet. So when I got a faxback request, I said I didn't have a fax machine. This was met with stunned silence, and then oh, OK, forget the faxing (as in we really didn't need it anyway). That worked so well, I now just say the same thing. I've never had anyone take back an order because of it - I'm just not into doing somebody's clerical work for them, which is what most of these faxes are about, if you ask me. If they offer to pay extra in the same breath as the job order, then I'll fax. Or if it is truly required because of a major time crunch and the borrower is on the edge, then OK. But not just cos they don't want to wait until the next day for the loan package - or escrow wants to get it to the lender without having to fax it themselves ...

Like others, I have just come to accept fax backs w/o extra compensation as part of the process nowadays. However, Goldgirl you have provided me with some insightful input. Most of the time, these companies are contacting me at the last minute to conduct a closing with mediocre fees. I love this site because there are so many roads to get to the same outcome. I don't care how long or how many closing I have conducted, I am always learning new strategies because of you all. Thanks!

Good timing on this post. I completed a closing last night and there were *two* pages of faxbacks required! I called the TC (who hired me) and asked if, in fact they needed all those docs faxed back. Heck, it was half the package!

She told me yes to all the pages. Seems they do audits and this might be one of those; just to see how we all do our job etc.

I found out that scanning them to my PC and then emailing them takes about two minutes, but faxing all 60 pages or so takes forever! Faxes only go so fast...can't make them go any quicker.
