No hud in package
Yesterday I was emailed the closing package . Problem was that they sent me my package plus someone elses with the same name. I called then was sent their package. I was running late and printed then ran out the door. When I got there realized hud was missing. There was the sample hud that showed them getting less than they expected back so they didn't sign. I asked them to get hold of their lender they wouldn't . I also tried to get hold of title company there was no answer. This morning I looked through the other borrowers package and there was these borrowers hud attached at the end. Now I am worried and I do know that I should have checked before I left.

Woud having the HUD have made a difference in what the Bs did do? In a perfect world, we have all the time needed to poke around thru 'wrong' packages looking for things that may belong with the 'right' package. I don't live in that world and, obviously, neither does the TC.

The few timesw this has happen to me, a entire new package was sent. I submit "I can not know what is correct and what is not good docs". I learned early, from reading Not Rot and experience, before I leave I have pulled to the top of the package a) RTS, b) HUD, c) TIL, d) Itemization of Am't Financed, e) 1st paymnet letter and cupons, f) Note, e)any Warranty Deed if in the package, f) DOT/Mortgage and any riders. These are necessary/requied docs. But most important, these are the docs where the vast majority of questions/problems will be found by the Br. and cause problems. I must confess, I pull all the "ID" docs (Patorit Act form, Name Aff, AKA Aff, Marital Statue Aff, Correct Addy, etc.) and do them as part of the ID process. Now any problems with the IDs is out of the way.

Ali, this just should not happen no matter how late or rushed you are. I always, always put the Hud on top the pkg and take a quick glance at it. If $$$ are due, I almost always call the borrower again and make sure they are aware of it and do they have the certified check if necessary. I don't always do this, but 90% of the time I do. If you get into this habit, this will never happen to you again. In this crazy business, we still CAN control some of what is thrown at us to a point. Start your 2011 doing some simple changes to make YOUR life easier and avoid some of the problems that come your way. Like AS Johnson said, put the Necessary docs on top. Always, always and you will not have this problem. Control your own destiny. If you are already late, a few more minutes are not going to make that much of a difference. Take a deep breath, take the necessary steps to insure you have a smooth signing and not fret when you get there or afterwards and have to go back. Time is money. If you take a few extra minutes in the beginning will save you tons of minutes later. You've been doing this long enough to know by now and should have never left the house without checking for the HUD, and other necessary docs for that matter, no matter that they sent you 2 different sets. If I sound mean, that's not my intention. Get it together, you can do this.

Sound advice....I don't pull the Docs (might start doing that) but I do scroll through them quickly while they are on my screen before printing....I am looking for these Docs mentioned above.
Only once Did I leave without the HUD but was lucky to get the TC to email it to the borrower for signature. When I get the Docs I reply, "is that it?", just to cover myself from receiving "late" additional Docs.

Just curious, do you put the docs back in order when you are finished signing? Most of my orders say to leave the docs in the order received.

upnorth, I put them back in order to a point. Now that the HUD has the interest rate on 3rd page, I no longer pull the Note. If the 1st payment letter has a coupon doc page, I put the 1st payment letter back in with it. Other than that, I put Hud on top and the others right under it. I have never been called on it. Those are the main docs that they will look for also when they get them back. I don't think it matters.
Fax backs are a different animal. If I have to fax (rarely), I never put them back in order. I just keep page 1, 2 etc together.

I leave the lender package in order, and for the borrower set, I pull and place key docs in presentation order. I show the key docs to the borrowers, pointing out the key information, then let them look at them while I write ID information in my Notary Journal. Makes signing go quickily.

I put the HUD on top...flag the others I want to show first - normally Note, payment coupon/letter and ID forms. That's where they usually fall apart.

HUD Note Payment Letter Escrow Acct Disclosure TIL RTC DOT
I do same for borrowers copy, but I recently began putting their payment letter on the top of the stack.

Me too, except the borrower's set is in the order printed. Only the signed set is sent back with the critical docs on top.

Ali I am sure you called everyone that you could to let then know but realy it could. Did you get one email to the borrowers? I have had the borrowers reject the HUD. After calling the TItle Co. they got a new on emailed emailed to them and print it. I just go on with the signing while we wait for the HUD. That is one of the reasons I always carry legal paper in my car.

If I'm reading the OP correctly
it turned out to be a no-sign and she couldn't reach anyone at title - borrowers refused to call lender..
And I disagree but agree with Linda above - there should always be time made to check for the critical docs, the HUD being one of, if not THE most critical - it's part of the job and part of standard procedure and attention to detail - you don't leave without a HUD any more than you'd go to the closing without the note and security instrument. (except escrow states, but even an estimated settlement statement is provided)...
Hard lesson learned, I'm sure...I feel bad that for her that she couldn't reach anyone at title to rectify it - non-availability of title company during a signing is, IMO, totally unacceptable.
