OMG!....I can’t believe this actually happened

to me.. Little ole me… ( ; Had an assignment this afternoon that should have taken 30 minutes at the max; however, the borrower wanted to copied every signed paged signed…..Yes, Xerox copy.

I know what you all are thinking, but give me a break. I was just speechless…. What could I do? NOTHING..but proceed ahead and remain professional. Afterwards, I took the afternoon off.

Honestly, it wasn’t that bad, but I do not want to experience this again. What would you have done and/or said?

It has happened to me on occasion and my response is that I will include a note to the title company to send a copy of all signed docs. That usually satisfies them but if they insist, I tell them that unless they have a fast copier that i wlll run to Kinkos for them and the fee is 10cents a copy plus the time because i am runnning late for my next closing and simply cannot wait . At that point they decide it isnt all that necessary.

If you are asking me,

it makes more sense to them to have copies of what was sent to the TC.

It makes more sense to get a fully executed copy

from the TC and Lender. Having copies signed solely by them is nothing more than the copies you provided them before they were signed. I always tell them to call the LO on the funding date and tell him/her that they want copies of the fully executed documents. That's worked for me in the past, present and should continue to work in the future.

Don't offer them a choice.

Whenever I'm asked for copies of the signed documents, I tell them "If you want signed documents, you will need to ask your LO for a copy. (Be sure to ask for 'fully executed' copies.) In the meantime, here is a copy of everything you have signed today."

If that's not good enough, which it always has been for me, when asked the few times that I have been asked, have them call the LO after the signing is completed while you review the documents to ensure that nothing was missed.

LO Okayed. Docs never were

out of my sight, as the copy machine was on desk next to BO. When BO signed a page, the page was copied. We live and learn.

Yes of course it does and like PAW said,

"Having copies signed solely by them is nothing more than the copies you provided them before they were signed", but it sounded like they wanted signed copies given to them at the time of the signing and that in itself is an odd request, one I have never encountered.

It all evens out - I'm sure you've had the assignments where the borrower's were in such a hurry they barely had their butt on the chair. In & out, great signing!!! Then there's the one's that may take 90 minutes.... Go with it, if they're rushed, git it done and git outta there - if they're thorough, you may be there for a bit. Be professional and let the client know you are there for them.

No way

Thank goodness borrowers seldom ask, but when they do I always say I am not authorized to allow borrowers to copy their signed docs (which is true with this one TC I work with mostly), and that they need to contact their LO/lender. In the first place, the borrowers are NOT getting their hands on the docs after they are signed (chain of evidence kinda thing). Where are they going to copy them? In another room at the house where anything can happen? NO. At the local copy center? NO. I'm not following them there ... or waiting for them (even tho the time issue is not the point.) So next time, be prepared. Just say no and that they need to contact whoever to obtain them later, like PAW said. The only time I let loose of signed docs is at the lender's office when the lender says they want to make copies. Even then, all of a sudden, docs are missing upon return to TC and nobody seems to know anything about it .... so I've learned to follow them into the copy room and keep an eye on stuff. Anyway, like PAW said, there's no point in their having copies of the non-fully executed signed docs .... and in my opinion can only lead to trouble .... and has...

Excellent point, Goldgirl!

Signed or not signed yet, the closer/NSA should NEVER let anyone have 'control' of the lender's documents - and yes, the loan docs are the property of the Lender.

Always remember that fraud doesn't walk up to you wearing a name tag saying "Hi, I'm a scam artist!" Once, while post-closing a pkg (working for lender) something struck me about the Note ...it had to be instinct, intuition, I STILL don't know how I caught it, but the Note's verbiage had been altered! Blew me away - paragraphing spaces all unchanged, font was correct, by all appearances it looked 'normal' but something made me READ it. Good luck trying to pin it on anyone (I just cancelled the loan, that's all I could do).

As for copies of signed docs for a refi - can't remember ever being asked. It's not routine for anyone (lender or title) to send copies of signed docs after-the-fact (on refis), but I suppose if asked they'd most likely oblige and that would be my suggestion. Even on purchases with loans, the loan doc copies are just a reprint, and only the buy/sell docs are copied after signing & distributed. Again, never been asked in that instance either - but if I was in an office that had the machinery to do it quickly and nobody minded, I'd oblige.

I agree, but I never lost

control or site of the signed documents because the copy machine was right next to the BO. When a page was signed, it was copied.
