I can get kinda annoyed with a loan pkg that includes a preliminary title report, HOAs and /or appraisal, but I can live with it. But nothing makes me madder than when it includes the initial disclosures! This means the LO was too cheap to hire a notary to get it done to begin with and too lazy to get it done himself. So they throw 50-75 extra pages in the loan package for us to print on our dime and walk the borrower through at the loan signing - not to mention dating for sometime in the past. Oh,let the notary take care of it, I can hear them chuckling. Infuriating! I swear the next time I see a pile of those I'm giving them to the borrower to sign and return on their own time. And if the LO doesn't like it, too bad. Not my job to clean up after them! Actually if I caught it ahead of time, I wouldn't even print them.

I am so there with you. The good thing, I told the escrow company if I did it, I was charging more, since it was not my job to handle that. They were fine with it. They get paid the big bucks and like doing the least amount of work.

Its the appraisals that burn me up. Thats alot of toner used up to print out all the pictures. And some of them have coal black bars that are an inch to 3 inches thick across the pages.
When I get these I print them on my duplex printer, they are printed double sided and in economy mode.

Why would you print the appraisal? Only once has a loan package shown up in my email with the appraisal included (25 pages worth) and I told the signing service that the appraisal is NOT part of my edoc fee and if they want me to print it, it would be an additional charge. The SS said I most certainly would print it because I'm to print whatever they send. I refused.

The appraiser gets paid a hefty fee...and he gets paid upfront and regardless of funding. HE can print his own work and provide it to the borrower. It's not the signing agent's job to print an appraisal. Not if there isn't an additional fee, that is.

These companies will chew you up and spit you out if you let them. They don't care how much of your paper, toner, time & energy they waste. It's up to you to determine what you will and won't do.

That just burns me up too. I'm not sure how they get away with having the disclosure docs signed with the same date as the closing. I do not have BO pre-date any docs if that happens. Fortunately, I haven't seen to many appraisals.

I rarely get those but when I do, they usually come from some "other" source not related to the Docs I received. Then I get a call (from LO) asking if I received them. I tell them yes but it wasn't negotiated in my fee....huff huff buff buff lie lie click!

My New Years resolution: charge for extras:

I'm going to compose an acceptance, which forewarns them of extras in the package.
The folks doing appraisals get big bucks to do them which INCLUDES a copy of appraisal!
This is just another examples of how to... THROW THE NOTARY UNDER THE BUS!!!!!
Excuse my caps - that just makes me sooooo madddd- grrrr!!

Many appraisers don't get nearly what they used to in terms of fees. Lots of them are struggling, as they now need to go through an agency (similar to a ss for us), which keeps "their share".

Personally, I don't think I've ever printed an appraisal, except possibly once - and that was because I didn't realize it was there. Since then, I always take a look when a package seems particularly large. As for whether or not to print it, I usually go directly to the borrowers. I'll let them know that I have an electronic copy of their appraisal and ask them if they've already received it. On the rare occasion when they haven't yet, I ask if they would like for me to print them a copy in black and white or if they would prefer I email them a copy so they can see the pictures in full color... Works like a charm and everyone is happy.

I think the worst thing I've ever received included with a doc package was roughly 70 pages of a person's full business tax return! I just printed the signature pages (roughly 7) and never heard anything else about it. (The borrower, for one, was very glad I didn't print the whole thing!)
