What questions should I ask?

Hi everyone,

I realize that in this business you learn as you go, however, I feel like I should have set questions that I ask the TC/SS more than:
How many pages?
Is there a fax back?
What is the location?

Just hope that you all would be kind enough to help me out with this.

Thanks for the very long read, however it did not answer my specific question. Only one post did. I did learn a lot from the post, it just keeps getting longer (I have read it several times and thanks for reminding me)

I have been doing this for about 6 months ( and doing the # of signings I want to be), I know I am new, however, I just "feel" like I should be asking different or more questions.

I think you have the right questions, do you ask about their payment policy? some pay within 30 days and others take longer by design. what kind of loan.

Relative to payment policy, it's a good idea to ask what they pay if:

- you travel but the borrowers don't sign;
- if borrowers later rescind;
- if it cancels after you've printed docs.

I think some people have mentioned a 'check sheet' they use when they get calls.

The questions that I usually ask are:
What kind of loan?
How Many borrowers?
And weres it at?
and is it e-docs , overnighted,or do the borrowers have the docs?

I also suggest that you print out a copy of the "Signing Service Listing"pg from this website and keep it with you,so when a company does call you ,that you are not familier with ,then just look at the sheet to see what there star rating is before you take the signing.I usually take signings from those companys that have at least a four star rating .

Usually my FIRST question is ...

"...and how much are you offering for this?"

I want THEM to name the number first, so I ASK first. Usually when someone calls, they immediately give me most/all of the other info I need - day, time, location & type of transaction. That's almost always what I hear after I say 'hello'.

I couldn't care less how many signers there are - do people charge differently if there's two instead of one? Once in a blue moon there's 3 or 4, and I've always been told upfront about it. I also don't ask how many pages, or if there's faxbacks (since I don't charge differently). I'll take a first pkg from a new client on faith (that it won't turn out to be very unusual) - if it turns out to be a ridiculously large pkg, I just adjust my fee the next go-around.

If it's a purchase w/a loan, I assume faxbacks - that's already built into my fee. I don't see Faxbacks on refi's very often, but don't mind - but it does usually mean I call them with their CHOICE of faxbacks, OR same-day-shipping, and I don't charge.

The 'KISS' rule works best for me. At the risk of sounding arrogant - it's my own humble opinion & experience that my 'KISS' fees seem to be a sufficient barrier to attracting clients I don't want in the first place.

WHERE...my fees are based on in-county (30-40 min drive one way) as opposed to out-of-county (45-60 min drive one way)...then followed with WHAT - refi, purchase, sale, - answers to these get my base fee in mind and also set the basis for the rest of the questions - if needed.
