I like USAA WA 2nd property loans
86 pages, 9 stamps, and a clean set of docs without too much to change or fill in. Got one tomorrow at 6:00. Cut-off for FedEx is 6:45. If they don't require the faxback for the investment property, I'll probably have that loan packet to them Thursday, depending upon the borrower at the signing, of course. I'd give it a 90% chance, if they don't require the faxback. If I don't make it then I'll have to do the faxback anyway, but I'd think they'd rather have their docs the next day. I've asked them which way they want to go. I'd rather get'em on the truck and be done with it. Be interesting to see their response. Impossible to do it if there's a faxback, but I bet I can get those docs on that truck if they don't require it.

If they don't require the faxback, and IF my BO shows up at 6:00, those docs are going to be on a truck. UPS cutoff is at 6:30 and FedEx cutoff is at 6:45, at the hubs, which is of course the latest place to drop. IF they let me do it, I'll provide proof I got them scanned in, and scheduled for delivery on Thursday.
Closing on an investment property at 6:00 p.m. CST. UPS cutoff at 6:30 and FedEx cutoff at 6:45. No faxback, and I have those docs to them Thursday. Any takers? It's 86 pages, 9 stamps. I'll have approximately 25 minutes from the time the lady walks in the door to walk out the door and head for the courier, and if it's UPS, I have less than that as the hub is further away than FedEx is. I already have the docs, and have filled in all I can in advance. There appears to be absolutely no issues with the docs, and it's a single person signing. When the BO sits down at the table, I will post that the BO is here, and that will be it, as I won't have time to do anything else until I return from the courier hub. I don't have mobile wifi stuff, like all you fancy folks do. LOL The fee for the signing is $125.00. I will show you the confirmation of the fee I get, once docs have been received, to show I will get it, with no deductions (with all identifying information blacked out, of course). Some think this can't be done, and for most it can't be done.
It's a matter of how you do it, and a matter of professionalism, that some may never realize. PRESENTATION! You know what you're doing and you present it PROFESSIONALLY! Put the borrower at ease, and show that borrower the important things in the docs that they want to see. There is no Right To Cancel on this loan, as it's an investment property, which would normally take longer, BUT if you know what they are looking for, and quickly point out all the answers to the questions, you don't spend the night on one of these closings IF YOU ARE A PROFESSIONAL. The signing docs will be CLEAN...PERFECT...and THAT is the difference between some newbie (I put that word in there for search) and someone that is a PROFESSIONAL SIGNING AGENT.
All the lenders want is a good, clean, 100% good closing. All the SS's want is the same. I give that each and every time, as most of you do. I'm PROUD of THAT FACT, because I, as you do, work damned hard to excel in this profession. I deserve what I charge, for each and every closing, because of that FACT.

Got to FedEx @ 6:46. SHE'S ON THE TRUCK!
When I got there the door was locked and nobody to be seen inside...knocked on the door and she opened it. Didn't get caught by a single light on the way, thank God. Just tracked it and it was actually scanned in at 6:51 p.m. and on the truck for delivery by 10:30 a.m. tomorrow. THANK YOU FEDEX!!!!! WEEEEEEEEEEE! No faxback!
My borrower was about 9 minutes late getting here. She had a Oregon license with no picture I.D., and it states on the license that it's valid without a photo. Another weird thing was that it had a common sticker on there with her new Texas address on the sticker, which was kinda weird. Never saw anything like that before. She did have her military photo I.D., so all was kewl. However, and this IS TOTALLY NEW for me, she told me that I was not allowed to make a copy of her military I.D....HUH? What you talkin bout Willis? LOL This was the FIRST time in all of these military closings that I was EVER told that I was not allowed to make a copy of a military I.D.. I want some input on that so gonna repost this in a new thread so it'll be on the front page instead of the 3rd.
Anyway, 86 page 6:00 closing that started 9 minutes late, FedEx hub closed at 6:45, but she's on the truck and will be delivered tomorrow.
