I would call all numbers I had first and yes, I would go without HUD, unless instructions say that you will not be paid w/o a signed HUD. As you know the HUD can be signed later with the next 3 business days if a refi yada, yada.

What is your normal (statewide) procedure? If you are going to be late, call the BO and let them know. Tell them the truth, find out if 2 o'clock would be better, or 7pm would be better? letting them know you don't want them to give up their possible plans but want to get this completed FOR THEM.

That gets you off the hook and the blame, if there is to be some, shifted to where it belongs. Then try to find out where the HUD is and when you can expect, can you go without it? This buys you the time to be unruffled yet precise.

I wouldn't go to a signing without a HUD. IMO what would be the point?

Marilyn, the point would be that the loan is closed on the expected date, before March 1. The borrowers can still cancel when they receive the HUD Monday, and if not it is a done deal.

I would risk going.

I once went to a signing without the HUD. TC called me couple days later to go back out to sign HUD. They told me I should NEVER go to a signing without the HUD. I asked her to show these instructions on the closing statement or from the SS...She hung up on me. Then called me back, apologized then asked me how much more would she have to pay to get it done. now you're talkin!

Not a notarized doc. I don't know how many times I've had borrower refuse to sign and it was "no problem" Corrected HUD was overnighted and sent back the same way.
Strangest I had was no note, same thing was supposed to be done. Personally I would have said see you later, but borrower was comfortable with it. (of course it was a weekend)

I had a cash purchasing singing recently that did not include a HUD. I knew it was fine..but we were at the bos accountant office and he instructed not to sign until a HUD was produced. I made the necessary phone calls. I was told to leave as the person in charge of this was out for the day. I was asked to come back the next day..My fee now doubled.. Guess what no HUD again and this time the accountant said sign..ok done deal!

The bo recently contacted me..Apparently he is mad that he had to pay me 2 times..he feels it was not his mistake and he should not have to pay me! He would like to make a formal complaint..I instructed him to call the TC.
