They call me all the time offering $60, the lowest I have ever closed with them was for $85, which is the lowest I have ever done for anyone. They have paid my regular fee a time or two, I imagine they were in dire straights. I can't stand the incessant calls and 4,000 emails to fax back the package. They call me at the table, they call the borrowers at the table, they even call again towards the end. I have never not done my job, for them or anyone else, so I really don't appreciate them breathing down my neck.

I think I am going to stop taking any files from them as a matter of principal. At first I thought I would just turn my phone on silent, as I always do and ignore them and follow up as soon as I was finished. If I do that, then they hound the life out of my borrower while we are trying to sign.

That's what you get when dealing with a low-ball SS. They are used to working with inexperience newbies and treats everyone like they can't find their rear-end with their hands tied behind their back. It's best to just let them deal with the newbies who don't know any different and probably think that's the way all SS's are. Actually, I find SS's that want to know about every breath you take after you accept a closing are very insulting and unprofessional.

Looking for sympathy, agreement, or confirmation?

Let me see if I understand you correctly. You have accepted multiple jobs from them knowing all the handholding and babysitting that comes with them. You’ve agreed to, what I’d consider to be, well below average fees for these jobs. Again, with full knowledge of the unprofessional actions you described. And now with a new found “principal” (think you meant principle) you are hinting at the possibility of no longer accepting jobs from them. – “I think I am going to stop taking any files from them as a matter of principal.”

With all you have described you are only thinking of not working for them again?

Sympathy? – Can’t do it. If someone knowingly accepts jobs for low pay from an unprofessional company that includes all the BS you describe, it’s hard to have any sympathy for that person when they have just had enough. You agreed to put up with all the BS when you continued to accept jobs from them.

Agreement? – Sure. I would not put up with that at all. I certainly would not go back for more. If I did I would not have any justifiable reason to complain about any of it.

Confirmation? – OK, consider it confirmed that any company that operates in the manner you have described is unprofessional.

I don’t answer my phone during any appointment as I consider to do so would be 1) rude and 2) unprofessional. In the case of a signing, the bo has paid for me to be there and focus on them only not to answer my phone. I’ve only had one company call the bo during the closing because I did not answer my phone. They wanted to ensure that I was at the closing and to ask me if there were any issues so far. In front of the bo I told them my reasons for not answering my phone during a closing and asked them if we could get back to the closing as we only had 5 pages left to sign. They wanted to keep talking. After I explained how unprofessional their actions were they decided to end the conversation. The bo agreed with me.

Needless to say, that was the first and only job I ever did for that company. When they called me 2 days later for another closing I literally busted out laughing and told them to take me off their list. The $150 fee was not worth it for me to be associated with that much unprofessionalism.

You forgot one

3) an excellent way to lose business.

The borrowers are going to suffer less from me taking a 1 minute phone call than I am going to suffer by losing $100 - $150 by not answering the phone. 7 years in the biz and I have yet to have a single person show even the slightest annoyance at me taking a business call during the signing.

Cali, you might be right, however, I feel that my professionalism is more important to me. Besides, my voice-mail states that I might be in a closing and for them to leave a message. The companies I have a lengthy relationship with, leave messages. They have tended to respect my professionalism as they understand that when I'm in a closing with their client, they will receive the same amount of respect.

They know that the people who will take those low fees are most likely brand new...so they have to breathe down the neck of anyone who accepts their ridiculous fees. I've never accepted a job from them in the 7 years I've been in business.

Their fees are an insult.

They'd still do that incessant calling and require excessive faxbacks even after you've been working with them for years.

I kicked ND to the curb 6 months ago. After reading forums like this, you learn. And when you know better you do better.
