After 5 months of non-payment and several demand letters, emails and phone calls. I took them to small claims. As soon as papers were served, I started receiving checks; all in small amounts, dated same date, and in check number sequence. By the time court date came, i was still owed money; along with court fees, costs and interest. Tracy, the owner did not show up to court; she sent her accountant, David. He questioned the balance, and then pulled out a blank check and paid me the balance. Judge asked if I was paid with cashiers check; i said no, he said we'll extend the hearing for another two months to make sure checks clear. Checks cleared; but it took having to take them to court to pay. You've been warned...24/7 nnn signings at your own risk!!

I am glad you sued them and won. This operation is in San Clemente, CA.....I did one signing for them almost two years ago. Had to send a demand letter threatening attorney action if they didn't pay. They paid and the check did clear. Then they called me for another signing and acted surprised when I mentioned having to chase after payment for the first signing. I asked to be removed from their database. Yes, they are deadbeats.

Too bad you had to go to that extent to be paid, but good for you for pursuing it. I had done some work for them, got tired of having to chase my money & listen to the same bs. I have not been paid all that I'm owed, but won't work with them again.

I left messages on every voice mail and Tracy's (manager and/or owner)cell phone regarding two past due signings, one from Sept but no one bothered to call back. I threatened to call Title companies but... still no call. I just called title/escrow and they were very helpful. They called Tracy and Tracy called back! She acted very nice but said "it only does you more harm than good to call my clients" - sounded like a threat. I replied, "if you don't call me back, I assume I am not being paid. How much more harm could I do?". She said she put the one check in the mail (not holding my breath) and will work on the other one but she is owed 10K from clients and gets 1,500 calls a day and cannot return all of them. Here is the kicker, she said "you have always done great work for me but since you went around me and called my client, I cannot use you any more". Are you kidding me! Does she think anyone would want to work for her?
