Access Abstract in Holmes PA does not pay

still waiting on payment for a November closing. Anyone else worked for them having payment issues. Nothing listed in S/C.

they used to pay $200.00 per signing for me, so sad if they are not doing well anymore.

I don't know how other SSs can not pay in net 30 days and still have NSA work for them.

This is the one thing that has always drove me nuts. I pay in net 30 days, and other SS pay in net 45 to 60 days. They still have the big accounts that give them lots of work and they can find notaries that will work and wait to be paid in that time frame.

Am I doing something wrong here or is it really that slow that NSAs are willing to wait that long.

If I had large accounts I would pay even better than the 30 days. If anyone knows who I can talk to let me know, I will call on the big accounts.

I guess I just have a better ethical stance that the other SSs that pay in 45 to 60 days.

There are still some people in this business that are honest, treat their clients/sub-contractors with respect, recognize a job well done, and have integrity. Tony is one of them. Not just MY opinion!

Ethics is the key to this subject. Both on the part of the SS's and on the notaries.

You are not doing anything wrong On the contrary, because you have higher standards for yourself you will get a higher standard of notary and perhaps a higher quality client to work for.

I have made the choice to "pay out of pocket in 3 to 5 business days" the notaries that take work from me. The risk of not getting paid should not go to the notary who did the work.

This has gained me a very loyal and dedicated group of "ethical" notaries who do a great job and are a pleasure to work with.

My sense is that many SS's just got too big and then had a title company go under and not have funds to pay the notaries. I just can't (nor do I want to believe) that so many SS's are out to intentionally cheat the notary out of the money they have earned.

That is why I stay a Michigan only SS and will never hire a notary that I do not have the funds to pay.

There are SS's "out to intentionally cheat the notary out of the money they have earned", as well-documented on this and other Boards.

I don’t think that many SS’s start with an agenda to simply cheat as many notaries as they can and move on, but there are some. Just thieves, and con artists, and one is too many.
Some of the larger SS simply want to get the job done at the least cost regardless. Some of the inexperienced think that starting, and running a SS is a snap, and quickly get in way over their heads. Most all are undercapitalized, and soon start to work on ‘other-peoples-money’ (yours) paying their overhead, NOT out of profit, but out of cash flow. (Money received by them, owed to their notaries) They eventually get so in-the-hole that they can’t get out, so they start paying later, and later, and then some notaries and not others, then lower their prices, and eventually they fold. Unfortunately sometimes to be heard from again under a different name, thinking they can do it again, and maybe get it right this time.

To all you entrepreneurial types with no experience and ESPECIALLY no capital thinking to get into the SS business…a word of advice…..DON’T!

Having never worked for you I really can’t personally comment. I have worked for Tony many times; he IS one of the very best. I do however applaud your business ethics, and your commitment to your notaries. We need more like you.

I have been fortunate to work with Ted Wagner and Tony Negrete. Both are ethical and high quality businesses to work with. They have integrity which I value when working with someone

Absolutely agree with you 100%

I stay a Florida only SS for the same reason.

I believe in paying the notary as soon as the signing is completed (I send out the check the very next day).
