Week-end signings.
For some reason it seems to happen so often. I have 2 signings this Saturday afternoon and after waiting until after 1:00PM for docs for a signing scheduled at 3:30PM I called and National Vendor Solutions sent docs. Over 300 pages printed and then a call to re-schedule for next week. I can't meet the appointment time as I already have an appointment and a $31.50 print fee is all I can get. What really bugs me is that National Vendor Solutions says no contact with borrower and books 8 days in advance. Instead of wasting my time I feel a contact with borrower may have saved me from this experience. They don't want to pay for destruction of documents and of course my time is of little value to them. I have experienced this same situation with week-end signings at least 3 times in the past month or so and it does get to be frustrating. I wish there was a better way to handle situations like this and look forward to any input.

NVS and I are done because of the exact same thing. Only diff is that I made the trip and borrower was not there, so I got a little more out of them. I was more than ticked. I turned down 2 other closings so all I made was a measly $50 that night. Never, ever again. Only way I will take another from them is that I can contact the borrower. Feel for you. It just isn't right. Its our time, money, vehicle, paper, toner etc etc etc. Let's stick together and refuse these closings.

If I can't contact a borrower, I require full payment. Only one signing service agreed to that. He was a good guy in Ca. and is now out of business as far as I know. It's not worth our time or headaches to allow that to be put on us....at least not mine.

It was discussed the other day that some notaries send the unsigned docs to the TC (using the pre-printed shipping label) so the TC can dispose of them. 300 pages is a lot to shred! NVS is on my "iffy" list right now. I don't like their no-contact rule, and they are taking longer than 30 days to pay lately, where it used to be 2 weeks. I also went the extra mile for them on my last signing and didn't even get a thank you, or any response for that matter, when I emailed them with the signing confirmation.
There are some companies that I have decided not to continue accepting work from for reasons such as this. I used to work for one company that will not pay if the loan does not fund. It used to not be an issue because their loans were always solid. Well, something happened over the course of 2009 where they had a lot of issues with loans not funding and borrowers rescinding or just deciding not to sign after spending an hour+ with them at the appointment. You do enough of those with no compensation, even a good relationship can turn sour and I fired them.

Suggestions: For "no contacting borrower" companies, respond to the email confirmation with something like this: If borrowers are a no-show, necessary witnesses are not present (if applicable), or if ANY issue or situation arises at the signing table *** that could have been avoided by contacting the borrowers prior to the appointment***, FULL FEE is required. If the hiring entity agrees to this, great. If not, then you've saved yourself the headaches and hassles that "no contacting borrower" jobs inflict, and you can move on to accepting other jobs.

Thanks everyone for your input on NVS. I just signed up with them it's such a hassle to get my fee I was leary of doing their work but you all have helped me decide.

Lisa, I tried your approach of sending an email with MY
requirments of things such as no show etc. They emailed back and cancelled the signing immediately with me. They aren't going to budge but neither am I.

I think it is unprofessional not to contact the borrower to
confirm the appointment.
I would completely ignore that rule.

I agree Ed, not to mention the uncertainty of
the whole thing - but if you ignore it they won't pay.
As I've posted before - the times I've gotten assignments from them I get the lender contact info and then call them, explain my rural situation, and get permission to speak to the borrowers, reassuring them I won't discuss loan terms over the phone - because that's all they're really worried about.

I'm still waiting to be paid for a print fee. I agree that the whole process is too iffy. Postponements seem typical. It is too costly for me to print & shred docs without adequate compensation. IMO, the "full fee" policy is a good one for companies like this.

Yesterday's signing was on Friday, but communication with the borrower would have been helpful. It was a NVS assignment, so I did not have borrower's phone number and had instructions to NOT contact before arrival. Borrower was in Alabama (as I am), but the refi was for her home in Florida. She had POA for her U.S. Marine husband, since he was not expected to be with her. She was visiting her mother and step-father. Step-father died and was buried shortly before my 3 PM appointment! When I arrived to see several cars on the driveway, I expected difficulties in signing, although I did not know what was going on. As it turned out, the husband met me at the car. He had arrived for the funeral, but he could not sign since docs were prepared for his wife to sign for herself and as his AIF. Surprisingly, all ended well, for she (the borrower) wanted to complete as scheduled and she is a Notary Public who does signings in Florida. I did not have to explain the forms, but since she signed the 150 page package as prepared, it still took 1 hour and 45 minutes. It felt stange to realize I'd arrived one or two hours after a funeral and did business at the kitchen table, with mourning family members sitting nearby. Yes, I suggested postponing, but the borrowers wanted to sign. Everybody was great and there were no problems.

6 month ago I got a call from NVS for a signing which was for the following week. 2 hour before the signing time, it was canceled. 2 weeks ago, I accepted a signing from NVS again for last Friday at 6:00 PM. NVS called me to say that it was canceled. I told them they must never call me again. What a arrogance. Who do they think they are to play with my time.

I accepted a signing from NVS in September. When I knocked on the door, the borrower was surprised to see me. He said the notary just called and said it had been canceled. He called the lender and made sure it was not canceled. My guess is, I did the signing for less than the first guy was going to do it for. I took a signing for this Thursday and was just informed it was canceled. My opinion is...They accept your bid, but continue to call to find someone cheaper. If they do, they cancel with you but do not say why. Since we cannot call the borrower, we never know if the signing took place with someone else.
