Yeah, Frank that's exactly what I was thinking! Business screeched to a halt for me in May. June was no better. July has had a trickle of business, but still not much. And most of the calls I have had this month have been lowballers.

I get calls here and there but all are paying too low for me to accept. A fellow signing agent dropped by to visit me yesterday and he is doing a banner business (he always has). He has a few title companies here in town that work exclusively with him because he is able to 'sell' the loan when the borrowers don't like the terms. He works cheap, picks up and drops docs off at the title company...and last time I asked him about it, he didn't follow up on overdue invoices. So, he is a title company's dream agent. That's why he is so busy.
He said he 15 signings last week. He had 3 yesterday. Slow day, he said. And the local company, NSC, is now charging $25 to any signing agent who wants to work for them. No pay...no work. He paid. I'd tell them to go to, well, you know. I will not pay to get jobs.

"Selling the loan when the borrowers don't like the terms" is a lawsuit waiting to happen. Hope he has all his assets in a trust!

Back when I first met him (at a camp, of all places) and started finding out his lack of business ethics, it used to really upset me to talk to him. There was nothing too low for him to take on. That's why loan officers love him and demand he do their closings. He has no problems trying to sideline a borrower's attention by chatting about mundane things while getting them to sign a loan that has really bad terms (a la negative amortization loans). He used to do a LOT of Ameriquest loans. The poetic justice there is that they stiffed him out of thousands of dollars in signing fees.
I finally told him that I couldn't stand his lack of business ethics and to not talk business with me anymore. I truly think he just likes to brag. If I had a nickle for everytime he'd said to me "oh they love me over there! They won't use anyone else!" I'd be rich. I don't seek this guy out. He just showed up at my house out of the blue yesterday.
I'll take being ethical any day.

hope he purchased the new notary signing agent e&o...wow...$25 bucks...just 1/2 of what it costs to fill my tank!

Last week, I got 5; all of them cancel! keep the prayers up and very soon you will see work coming again. Do not loose faith.
Julie: I consider myself a good closer, but I will never sell a loan I didn't even do. Your friend will soon hit reallity for his way of doing business.

well, with the announcement today that loans will be harder to get, i expect we will all get a lot slower. Happily, I live in an area with few signing agents and I am willing to travel up to 200 miles so I stay busy enough.

Sorry but the comment here about Chase and Bank of Assh*les sounds like biting the hand that feeds you. Quit complaining and be grateful for the work, or keep complaining and turn down the work.

seriously? Lighten up. We all have loans we prefer not to take. I try not to take B of A loans here as they are the former Full Spectrum loans and they have not changed their ways much. I do not always know who the lender is but believe me I am going to start to ask more. Why do people here always want to fight? Or be critical? Have you ever heard of venting?

Maybe that's why I'm so busy I can't see straight. SS and TC are meeting my fees and then some. I normally get all the last minute appointments because they know I cannot be talked into the low fees. By the time they get turned down all day long they call me and meet my fee.
Let's keep sticking to our guns and turn down the lowballers and if they want to keep their clients they are going to have to pay more to us.
I got a call 2 days ago asking me if I would do a closing in a county I have not advertised I serviced due to drive time. I politely declined. He said is it that you won't go there or its not worth the $. I told him there is no way you would pay me what I would request to drive that far for edocs. He said try me. I gave him my fee and he said ok.
Sticking to my fee schedule has lost me a lot of business in the past but it sure is paying off now that they are desperate.

Hiway, dotted with a bunch of teensy townlets.
And, I get tons of vacationers, too. Lots of campsites and RV parks.
I love the campfire signings, with the old Coleman lantern, the happy pooches under the picnic tables, the giggling kids in flashlit tents...
Signied a family this morning in their modest RV at a Wayside on the beach - their goal is "50 States before 50." They're about 2/3rds toward filling in the map. Two teachers, with their 4 kids. Grandma and Grandpa had their (identical, except brown, not blue) modest RV.
What a joy.

Just curious..How can you make money traveling 200 miles for a signing? I have wondered this for a long time. What kind of fee can you get for doing that?? Just curious..
