Appraisal Disclaimer

I have never seen an appraisal disclaimer as part of loan packages in the past. Does anyone know if that gets signed by the borrower? It does not say borrower under the signature line instead it reads by: ______________. Thanks!

Always, always ask the company that hired you.

I'd say have the borrower(s) sign it if you can't get the hiring company on the phone.

Thanks! I thought about getting it signed since its Saturday, they sent me the package overnight, and the escrow officer wont be in today. I thought they'd rather replace the sheets rather than undersign. Thanks for the input Ernest!

Good thought Angie. Much easier to replace a page than to get a signature on one at a later date.

What does the disclaimer say?

Although we're not supposed to be making judgment calls, it's often fairly obvious who is supposed to sign based on the verbiage.

Your safest bet in any situation like this with any ambiguous document is to have them sign, and then print a second unsigned copy. When you speak to the hiring party on Monday, ask them which one they want and then shred the other one.
