Who signs on a limited power of attorney,
the notary or settlement/title company when docs are returned?

That would depend on who was given the power of attorney. Did the borrower sign one for the TC?

Could you clarify this question a bit? Not sure what you're asking here...

Who signs the LPOA?
Who signs the certified copy?

Or something else? I may be missing something...

It sounds to me like a document was notarized instead of the signature on the document which will be added at a later time to the document....I'm confused on what is being asked!

Ask the person who employeed you.
Yor use of "the notary or..." concerns me. As a notary you may issue a Notary Cert that the signing was witnessed by you but why would a Notary "sign" a POA?
