I had a signing this AM and the BOs middle initial was J. on ALL the docs, but had L. on his ID, his actual middle initial. I called title and they told me to have him line out and change the initial and initial the change, so I did and sign accordingly. What are the chances I have to go back?

Has something similar, did what you were instructed and it wasn't an issue with anything except the recordable documents like the Deed of Trust. Fortunately, I had my portable equipment with me and was able to print a few corrected documents during the signing. I was lucky, because I very seldom carry anything but my briefcase with me any longer.

DOTs and other recordable docs really can be 'fixed'. Don't just do it, tho'...get TC's approval.
Some will live with it; some won't. Worth a call.

Right. You do need to call. Obviously, I did call as I received the corrected recordable documents. And at least in my county, the recorder only records clean DOTs. A "fixed" one will be rejected.

Speaking of Provident....

Had one last week. The guy refused to sign with his middle initial. He had a squiggly signature but you could tell it was just first name and last name. His dates were not super-clear either. I told him it was possible that Provident could reject the docs. He said, "This is my signature. Let them reject the docs if they don't like it." Well, alrighty then. So I asked him, "This signature includes your middle initial, right?"

I included a note that said borrower assured me that his middle initial was included in his signature, but I was mentally prepared for the possibility that docs would be rejected. Well, the loan funded and I received my payment today. Go figure.
