This is more like old times--rates are only part of the
equation. With the downturn in values, I'm among those who doesn't have enough equity to qualify for a conventional loan. I also don't want to pay the extra on the front-side for an FHA. As we all know, it's definitely not only about the interest rate.

Find a good mortgage broker in your area.
A broker should have at least one lender that offers it. One lender that offers it is CMG. I may be able to get a referral for you if you like. Good luck!
