Quick Claim Deed
I am notarizing a quick claim deed today and I have talked to two different loan officers today, because I left a message for one, and another one I talked to, I have a female who was married Jane L. Doe, formerly known as Jane L. Smith when she signs does she put the f/k/a in between the signatures. I have been told yes and no today-any suggestions?

Call your hiring party and ask them how they want it
signed - if you were contacted directly by the signer, then she should check with the document preparer and find out how they want it signed.
And it's QUIT Claim Deed...not quick...

Anytime you are conflicted about this type of thing you must call the company that hired you. Never try to just figure it out on your own because we can guarantee that you will be wrong at least part of the time.
If your client does not know the answer they will call the TC and get the answer that will be accepted by the TC. If it is wrong it is not your fault!
And the reason for "Quit" is because the person(s) coming off title are quiting (giving up) any interest they may or may not legally have in the property.

Have her sign exactly how her name is written in the Quit Claim Deed, but cover yourself and call the TC to make sure when in doubt. You also need (2) wittness (1) being yourself generally, not related and over 18.

No age requirement on witnesses in Florida
As long as they are old enough to know what they are signing, there is no requirement that the witnesses be 18 or older. I know this isn't really an issue on this board, but just wanted to bring it up for the sake of reference. I witnessed many, many wills, deeds, and powers of attorney before I was 18.

I have a question..
Why do(es) the witness(es) need to know what they're signing? All they need to do is "witness" - see the signers sign - it's not their business what the document is about.

Interesting - I didn't get that thought, though understand it.
My mind interpreted "as long as they (13 yr. old) know what they are signing (as a witness on witness line after watching principal sign)"

While doing doc prep of a deed one day I typed, "John Smith, his >soul< and separate property..."
A million times I had correctly typed "sole and..." but my mind went on auto-pilot and it happened...and I didn't correct it and it really ticked me off!

acontacting who hired you is a good idea...remember that you can only notarize her as it appears on her ID. f/k/a is most commonly used when a person came into title with a name that they no longer have ID for. for example, a name change upon marriage. the f/k/a is present to show that this person aquired title as one name but is now known as another.

When people say "Quit Claim Deed" quickly the "c" tends to
roll back to the "quit". It's the same problem with "Notary Public" becoming "Notary Republic". It's all about how we hear it. FYI Quit Claim Deeds are also Gift Deeds or Grand Deeds. The whole purpose is to change the names of who is on title.

When I was teaching notary classes at Indian River Community College I had to drive by a British store. I stopped in one day and picked up some goodies. I asked the lady if I could write a check, she said she would have to call the owner as they don't usually take checks from out of the area (Indian River is the next county). I was wearing my Certified Notary Instructor badge. So, she calls the owner to ask permission to accept my check. I had to laugh when she said "her check should be good, she is a Notary Republican
