Received a call this morning

from one of the great low ballers in this industry requesting a closing for tomorrow. Upon hearing the fee, the answer was,"That's what we get paid so we can't meet your fee". About an hour ago I get another call from another of the low ball companies asking me to do the same assignment. I told him the same fee and was once again told, "we can't meet that fee. That's what we get paid".
We do exchange a lot of useful information on this site and that can put a big wrinkle to the low ballers and, possibly put some out of business.

When they say, "that's what we get paid", don't let it go in one ear and out the other ear, let it go over your head! They will say anything to get you to take their lowball fee.

I love this line.

Even if it were true, and we all know it likely isn't, why are WE supposed to agree to a fee that is low as the result of their inability to negotiate proper fees?

And, doesn't them "apparently" working for nothing indicate that they have no idea how to run business? And if that's the case, why would any competent individual agree to do work with an incompetent company?

Using that line, if you think about it, is a really, really dumb thing to do -- it's pretty much admitting you have no idea what you're doing. Anyone who falls for it kind of deserves the consequences that will follow.

Dear Signing Services: We really don't care what you're being paid. We care about what you pay us. They are not necessary directly related to each other. And, don't use these kinds of excuses knowing full well that the notary will be able to see right on the paperwork how much you're being paid.

did it ever occur to anyone that the fee listed on the HUD is what the TC is charging the Borrower but not what they are paying the signing service. They are not always one in the same...I'm not defending anyone or any company, just pointing out that allot of people on this forum assume they know the ins and outs when they really only see one side of the picture.

anyway go ahead and blast away at me for my statement I know so many of you have nothing better to do...

No bashing here Joshua - I have known of this for some time

and it is true - the SS doesn't always get what is shown.

Not saying it isn't right, because it's not to my way of thinking. I think someone else pointed out once that it may also include shipping fees....not really sure on this though.

That's so true. I have charge some SS 125.00 and that's what it shows in the HUD, I don't think the SS is doing it for free.

THE signings I do, my fee is included on the HUD....That's my only clue of what's being charged. It is always good to hear other perspectives...thanks, no bash but thanks.

Nobody's bashing, but this bit?

What's up with that?

The amount on the HUD is what the borrower is paying for Notary Fees. I know that with the new forms, that it is more difficult to distinguish.

As a borrower, I'd actually get really picky about "Notary Fees" listed on my HUD, as I would all of the other fees.

We all know that those numbers are compiled and padded, and it is absolutely understandable that if it says $250, only $220 goes to the service, for example. The other $30 should be reserved for FedEx fees and such... but I know I'd want an accounting.


That still doesn't negate the folly of a service telling signing agents "that's all they get paid". As I said before, telling people that only means:

1. The signing service isn't effective an negotiating proper fees.
2. The signing service is giving away their services if they aren't taking out any overhead.


Which means they aren't effective at running their business... which also means anyone accepting work from them nearly guarantees payment troubles.

There is one company who is a lowballer but for whom I do work local cause they always pay and you can get a bit more from them if they are desparate.
What I really love is when I say I am already booked or feel like a bubble bath and they come back with "how much do we have to pay you to take this?" Tell them I need bubble bath and/or am not so unethical as to bump a confirmed signing for them and would you like me to do that to you?
Makes you wonder.
