Change, Change, Change
Okay, I'm flexible, pliable and affable, but today took the cake, a total of three assignments cancelled, one was a call that docs are available tomorrow, not today. One was cancelled with "we'll call you when it's ready to sign, an esigning", but it really went to Bancserv and that notary called the borrower to make the appt, the borrower calls me to say, "what the heck is going on", I said I had been cancelled for a future date. Not the case, and the other one, well, lender decided I did not need to chase down a document that doesn't require notarization, because it is the SSN verification form, and they fixed it themselves. It was not in the original package. Sometimes I think I'm losing my marbles, but I'm not. What a relief.
At least the phone is ringing!

Interest rates are down. Stuff in the works finalizing at a higher rate is being refused by the borrowers. Lots of cancellations. With the new regs rate changes take time. Things should pick up soon

I sure hope that you are right . . . I am dying on the vine this month and last month. I know that I have more competition, and I think that they are charging lower fees (although mine are right in the ballpark of what I read on NR). After almost 5 years of giving dependable, courteous, correct and affordable signings, the SS's and TC's seem to have no loyalty. Call me naive, but I thought I had built some relationships. Even my marketing has brought in zippo. Whine, wine, whine !

The climate is not totally adverse
***the SS's and TC's seem to have no loyalty***
Often true, but not necessarily always.
I have had a startup home loan company, which knew almost nothing about the role of signing agents and how they could assist in the company mission, that I helped from the very beginning, cut me off at the knees as soon as they knew what they were doing and found someone cheaper. Conversely, I have worked with a title company for several years that admittedly looks for lowball notaries, but the scheduling chief appreciates my work, insists that I get first refusal in my area, and changes the confirmation each time to reflect my fee from what the schedulers have entered.
It's a business. I've been with State Farm for a l-o-o-n-g time. They always made me feel like a valued customer. So, even though I'm sure I could save money elsewhere, I stay with them. Same with my barber. Considering the economic turmoil the country has been through, problems that started in the housing industry, it's a marvel that our business has remained as stable as it has.

Re: Re:to Les
I was speaking more to recent cancellations, rather to business in general. But, yes it’s slow out there. It is my experience that certain SS’s and Title companies ARE loyal. They really DO appreciate a job well done, and like working with knowledgeable notaries when they find them. Still, it’s a numbers game, and really depends on your zip code. When a scheduler puts in your zip code, and several names come up they will call the people they have worked with before, especially if you’ve done good job for them. Price is not usually the determining factor, they have a pretty much fixed, or within a narrow margin, price they work with, and they will pick the known/dependable/ good, over the unknown, regardless of placing ( like #4 known, over #1 unknown) With some (low-ballers) price is the ONLY concern. I do think this market will pick up (not like it used to be) but a little better than recent past. Hang in there!
