Husband and wife signing???
If both husband and wife need to sign loan docs, they should both be present to sign. What if the wife is not present, do we have the husband sign and return for the wife's signature another day, considering that there's time to come back before the closing? Or, should we cancel the signing, call the TC or LO and ask if okay to return when both are present to sign at the same time and day?

Ask your hiring party if they want to handle
it like a split signing (signers sign at two separate times) or if they want it all signed at once. Normally it's all done at the same time but there ARE exceptions to the rule..
You don't EVER take it upon yourself to cancel the signing...let your hiring party make the call.
Note this though - if they decide to have them sign on two different days? You should be entitled to two fees as you are, in essence, conducting two signings - now if you want to discount it with the company that's your call.
AND your certs will bear the date each appears before you...

I agree. Also, docs are date sensitive. If they aren't
signed on the same day it will affect the RTC. This is some pretty basic knowledge. It's great that you ask, but I would suggest you take some training to become more familiar with loan doc procedures.

Truly, you should have made it clear during the confirmation call that both need to be present. However, to answer your question.... call the LO. Get another fee approved in writing.

Many times during the confirmation call, I am not aware of a second signer. Many times I am only given one name, then docs come through with two names. I did have one a few months ago where I got to the appointment and the wife was not present. I asked if she was going to join us. Mr. Borrower said she was at a soccer practice with their son! I kindly told Mr. that she did have several things to sign and she needed to be here. He called her and she came home within 20 minutes while we proceeded with signing the docs. She came home, signed her docs, and left.
To the original poster - no we don't sign just one person. If spouse is supposed to sign but is not present, then call the hiring party to tell them that one person is not present and ask them how they want you to proceed. If they want you to sign the people at separate times, then two fees are in order. If they want you to leave and come back when both are present, then they need to pay a second-trip fee in addition to the regular fee. If missing spouse can make it home within a reasonable time then I will go ahead and begin the signing with the one who is present, but I won't go over docs again when the missing spouse shows up. It's just sign here, sign here...

Thanks MW/VA but I did research the scenario and could not find a correct answer and that's why I went to this site. The question was asked on a test for a SS and so it seems that it has several answers which the multiple choice answers did not cover. Thanks for your input, it really helped.

Ha ha! I'm sure the correct test answer is to wait however long it takes for the missing spouse to show up, cancel all your other appointments so you are free to wait, and do not charge extra! I bet that's the answer they want.
