Don't you hate it when lenders/TCs take advantage of us by having us print the appraisal or the preliminary title report - or worse - the CC&Rs? That's when a CD could come in handy ...

I don't let them take advantage of me in that way. Only once has a company told me that it was my job to print the appraisal and I said that it would cost extra for me to print the appraisal. The appraiser is making good money...let HIM print it. The appraisal is NOT part of the loan package and I will not print it for the standard edoc fee.

That's a lazy lender, I've even had them want to include the information in the package I was sending back. When I told him that wasn't in my instructions he simply said, nevermind!

Are you talking about the kind of CC& R's , that are usually 10 or less pages typically attached to many, many, neighborhoods? Or the type that cover condos and PUD's?
They should never except you to print those CC&R's. The buyers should have had them long before they got to the signing table. And the seller pays for them(costing around $200+-) to be provided to the buyer during escrow for review and approval, not at the closing table. They are many hundreds of pages. Rules, Regulations, by-laws, budgets, etc...
