LSI -

So, yesterday after 5;30 pm, I get a call from my regular contact at LSI offering a signing for tomorrow Friday at 6 pm. OK, you got it! At the time, I was on the road coming back from Reno in terribly slow traffic.

Finally, get home to my computer after 6:30. Confirmation's there. No docs. Then, I find out LSI is closed today and tomorrow in observance of holiday.

Guess I'll have to contact borrower and let him know this isn't happening tomorrow. <sigh>

Not so fast Yoli. They have a skeleton crew no one answers the phones. I would confirm with borrower and if you don't have contact from LSI in a reasonable time prior to closing let BO know it may be a problem. Ask them if they have a phone number to their l/O or processor at bank perhaps he/she will be in contact the HUD has to be approved.

I turned down several closings for TODAY! Just needed a day with family and hot tubbing after last week's flurry of closings. Yes, they have a skeleton crew on board today to get these things done. Some people traveling and need to sign today to close by month end. This is the final day!

What a crazy monthend, the wildest I've ever had in this business since 2001! I have six for tomorrow.

I don't know how can you handle so many signing, I had 6 Yesterday and 2 for tomorrow and right now I am still preparing all those packages and doing triple checks on all docs and everything. Tell us your secret how can you sign 13 closings in a day, this has to be O/N docs, right?

Jose - I don't know the exact answer to your question, but you've got to consider the real possibility that many professional full-time signers (with the emphasis on professional full time) have assistants (spouse? teen kid?) at home or office printing and running docs for them; many of them have printing capability in their cars/trucks. They've been in the business long enough to know how it works and plan for this .... but as far as your 6 in one day... whew! I had five yesterday and that was more than plenty. I now have a pile of 10 loans that I gotta wrap up - 12 including 2 coming up Friday - but all that was with the knowledge I have until 5 p.m. Saturday to get them dropped off at Fed Ex .... otherwise I'd be totally nuts by now. Happy Thanksgiving!

I have very good memory, James...

To answer your question, Jose. I believe Cheryl can handle 13 signings in 1 day 'cause she'll sit at title all day signing one after another. Don't think she has to print and ship doing it that way. I may be wrong and, of course she's welcome to correct me. But, if I'm right, that's a great setup! Sure wouldn't mind it myself. No additional travel. However, wonder what her rates are for this method ...

the "secret"?

Sounds to me that she's on to a good thing, with some contacts built up with hard work over a long career, and I say more power to her. If it's a "secret" that might not be available to all, I don't blame her for not spilling and having someone else try to cut in, in some fashion. Just good business sense, I think.

In the meantime, I suppose we can all choose to believe it or not. I doubt Cheryl gives a rip what any of us think. I also believe that if it were that easy and something we could all benefit from and that wouldn't be potentially detrimental to her own business in any way, that she would tell us. But it probably isn't and it would be foolish for anyone to put that good a set-up at risk.

BTW, FWIW the most I've ever done in one day was seven. (It was a long time ago...)

Hi Jose

Some people simply can handle 13 closings a day, but it's not for everybody.

Many of us have been in the business for a long time, so we have a huge client list which can keep our schedules full. We have work horse printers and know which title companies are routinely late with docs and when I call to confirm with the borrowers I always ask what time they want to close. Many really wanted to close earlier, but thought they could only close in the evening. Some borrowers are told what time to close and didn't know they had a choice. Like my good friend Sue says, sometimes a window of time is necessary such as what consumers are told when they are waiting a a repair man or appliance delivery, kwim? And this is not to be convenient for me, but IS TRULY the nature of the business and we all know docs can be late.

Some borrowers have choir practice or children's events they need to get to and have no flexibility. When that's the case, I notify title and let them know that there is no wiggle room in the time.

Also, I rarely go farther than 25 miles one way and I try to build my day on the area that gets booked first.

Sometimes the borrower thinks they have to close at home, but they may be other plans and they appreciate they can meet at a library or other place and sometimes that works to our advantage. For example, I had a borrower last week that lived a different county that required a longer drive time. She mentioned that they were helping their daughter decorate the nursery in the city I live in. I mentioned how close that was and they were delighted I could meet them at the daughter's house and they didn't have to go all the way back to their home to sign.

I have had my husband meet me in route to hand off docs, and I have my brother's printer which is in the south end of the county I serve.

I don't know how, but it they always manage to get closed, with happy customers and I can honestly say I think I've had under 9 mistakes in all the years I've been doing this. My clients are happy with my work or I wouldn't have lasted this long.

Took your advice, Ilene.

Called borrowers and advised of situation. They were told signing 11/26/10 4-6 pm. They're meeting with someone from the bank (not their LO, who's off) tomorrow and will inquire and let me know. Meanwhile, we've tentatively confirmed for tomorrow.

I emailed LSI with latest and hope for some response.

Contact BO and ask for number to the LO they use. The LO must sign off on the HUD and must have a contact with someone at Title (request the title contact number) who must have a contact with scheduling or the person that will be emailing DOC's from title.

Had the same trouble a lot this week

I had the same trouble a lot this week with LSI. I think I had 8 closings for them, and I'm thinking 3 or 4 didn't go (I'm still sifting through the invoice adjustments, etc). With our snow and foul weather and the PST time zone, I had a hard time reaching people to find out what was up with docs. Sometimes they materialized, sometimes they didn't. This isn't at all typical of LSI in my experience, and I work with them a lot, so I suspect it's one of their clients mucking up the works. For what it's worth, I had the same trouble with two of my other regular (and typically trouble-free) clients this week--so I think it was just a crazy week.

Update -

My regular coordinator at LSI worked today and made sure I received docs.

Signing will take place today as scheduled.
