Does anyone else have title companies disagreeing on what riders to a mortgage are?

a Rider will usually be titled as such, and it will say in the beginning that it's a rider to the Security Instrument, and it will usually also notate that at the bottom as well. Typical Riders are the "1-4 Family Rider" (for rental property), "Planned Unit Development Rider" & the Condo Rider.
Addendums to the Note are labeled as such, and in the beginning of the verbiage it will make itself clear. I see a lot of Addendums reflecting the lender's required venue, should a lawsuit ensue.

That reminds me...Linda, where the heck does one find the model #, serial #, or manufacturers # on those things?! They are NEVER prefilled with the info.
I had one guy who didn't know the length and width so he got out his tape measure and outside we went! No lie!!

Absent the easy way (the bill of sale or the registration)
There's usually something on the wall in the utility room/furnace room/laundry room - a plate or some posting indicating all the info required.

Thanks, they never seem to know where the registration is, now I know where to look. I've only done a few and I have been calling Title and asking them to fill it out.

My guess is that they are in disagreement over which documents the non-borrowing spouse should have signed. Rider to note, no. Rider to mortgage, yes. Can't think of why else it would matter.

I wouldn't advise getting into any debate with a tc over
what the docs are. It definitely could be considered UPL. It's our job to get the docs sign as per the instructions, period.

If the TC says to get the NoBS to sign the mortgage, to me that would include all riders to the Mortgage or DOT. You shouldn't have to be told to get the NoBS to sign the mortgage and all riders, since the riders are actually part of the mortgage or DOT.

non borrowers sign the riders to mortgag although their names sometimes are missing.
Don't know if I would disagree with title on it, if they don't want them signed, they have an unperfected lien which is not my problem.
