not listed on the settlement statement?? again, i am very doubtful that they have taken a cut in pay and therefore have to pass it on to us.....we are taking the hit AGAIN.....and if the settlement fee is not listed on hud, how does title incorporate the fee in there?

Probably paid out of title's operating account

rather than trust account from which closing funds are usually disbursed.

Sometimes they are & other times not

I think Linda is correct with regards tot the times they are not listed.

I have found that on the ones where they are listed that you are correct. They are still charging the same amount they have been charging all along, if not higher.

My fees have either stayed the same or increased as my expenses increased. I don't cut my fees so that any middle-man company may keep their profit margins. Our expenses have gone up, however I think the cost of phone calls and sending emails have remained about the same over the past several years, if not gone down.
