Two closings - one for $175 and the other for $150...3 more closings today at good fees.

no coincidence IMHO

I'm booking up completely often days in advance now, all for reliable companies at good fees. Also, payment issues have virtually vanished (I've cut back my client list to reliable companies only though, because I've had enough volume to justify it). I think we're just seeing a return of the "good old days."
