Last minute jobs
Has anyone else noticed that the last minute jobs have more problems than others. Late docs, late payments to notary and borrower cancellations. Or is it just me?

No sir, its not just you. Yes, the last minute jobs are plagued with problems and also if you notice the comps who talk you down on your fee, its guaranteed youre going to have problems.
Its kind of funny how that works, lol

Just to take it one step further, the low ball paying jobs usually come from companies that not only low ball you but do shoddy work themselves and thus, even more problems. Stay away from low paying jobs and you even end up having a better feeling about the work you put out do a better job in the long run. Low ball = low expectations = poor quality in the long run.

I agree with you. I think the problems result from last minute gathering of information by the people sending us docs, everyone hurrying to get it all together, they notify the borrower the last minute. Thus all the issues with errors, cancellations, etc. Nothing flows smoothly when all of those conditions exist.

I decided several years ago to stop accepting last minute jobs simply because they are always a total PITA and also the hardest to collect on. I was much happier for it. However, if one of my regular clients has a last minute job of course I will do it.
I broke my rule recently and took a last minute closing. The company never sent a confirm. After an hour I called and asked for it, and they said they were still trying to confirm that it was going to go that night! I had rearranged my schedule after the initial call! They never sent the confirm, never sent docs, never informed me of a cancellation. That's what I get for breaking my no-last-minute-jobs rule.

Agree w/Copperhead
Haven't had many last minute requests recently because I am normally booked when they do call but got one the other night that ended up being a nightmare. Decent co. w/good reveiws & pay well but total hand holding involved, ie: initial all pgs, do this/do that. I hate having borrowers do this because then some of them want to analyze closing instructions, etc that have absolutely nothing to do w/them. Then it ended up being in a Trust so extra sigs & forms to deal w/that. Couple was nice but wife was very particular & had to go over every figure w/a fine tooth comb. In the end 2hrs & 15min. Haven't had that happen in years because I normally reign it in a some pt but I just let this get out of hand. My fault in the end really but another lesson, let the last minute closings pass on to some other fool.

I totally agree with Copperhead that last minute signings are usually a PITA. They are usually the hardest to get paid for and involve more travel. I have learned to be very careful before even considering taking the assignment and my fee will usually end the conversation. I have had some good luck with Notary Direct after they could find no one else and finally agree to my fee. They pay on time and other than hand-holding are decent people to deal with.
