Late documents

I accepted a job one hour away against my better judgement. I received the docs one hour before the signing after calling several times during the morning explaining the one hour distance . I usually need 30 to 45 minutes to print and review so I called the SS(voice message) to let them know I needed to push the appointment out and I would call the borrower and explain. One of the pdf files wouldn't print and gave a paper jam signal. There was no paper jam,,,,all the other pdf files printed without a problem. I changed my dual tray setting and the pdf file printed. By that time the SS called and said they had assigned the signing to another notary.

Was this just my Murphys Law day or do some of you experienced pros have some input for me.

Basically, during the appt. confirmation call, I find out how flexible the B's are on appt. time...
if they are OK with earlier/later/whatever. I keep the B's advised if docs are late and work them in as docs arrive. Frankly, I leave the SS/TC out of that loop as they'll just mess it up--as you found out. For me--so far/so good. As I read your post (& it may not be what you really meant), your asking about docs and stressing the time managed to get the SS thinking you had a scheduling problem--so they just assigned someone else.

Very good points and I will keep them in mind for the future. I may have spooked the SS/TC and they assigned it to someone else.

I had late docs yesterday also. Come to find out, docs were coming out of CA, and I'm in ME. They forgot the time differences. Ooops!

This happens so often lately to me. I am in Texas but docs coming from FL and TC in CA. The crappy part is the time I waste waiting on the docs and yet get cancelled because the TC can't get their act together. One of the last minute things they do is send the HUD to the barrower and the BR says it is wrong, then they go into a last minute negotiation which ends in cancellation for that day while they redo docs. I am so tired of this. My last 3 jobs were cancelled on account of this. I even have some of these jobs cancelled a week in advance. It is a waste of my time and lost money due to turn downs for other jobs.

How do you handle this? It is lost money for me!

I don't think it's the TC's fault. I think the late doc issue all boils down to the lender. Here is the way I think it works, others can correct me if I'm wrong:

Lender sends TC the closing instructions for the file. Docs may come with the closing instructions or they may be sent to TC only after HUD is approved by lender, but in any case the TC is not allowed to forward docs to the notary until HUD approval is received and the file is cleared to close. Once the closing instructions are received, the TC works up a HUD. HUD is sent to lender for approval. TC waits until lender has approved the HUD (how many times have we called to check status of docs only to be told that they are still waiting for lender HUD approval?). Once HUD is approved by lender, HUD is sent to borrower (sometimes) and occasionally needs to get re-worked. Once lender HUD approval is received and file is cleared to close, then HUD and docs are forwarded to the notary.

Seems to me that the TC is at the mercy of the lender regarding the timing.
