Instructed to determine if BO spouse was alive
How do you get to the closing table and the LO nor Title know if the BO's spouse is alive? especially when the LO is a neighbor and has sat at the kitchen table with both spouses present?
Had a VA re-fi last night, local TC that is a reg customer of mine. Never heard of the Lender before as this was one of those that buys the note after someone local seals the deal.
The local LO is well known in the community. The BO is well known in the community also.
My "Special Instructions" for this loan were as follows:
"Jane Doe shown as vested. If still alive have her sign DOT, TLL [sic], Notice of Right to Cancel. Will type her name on docs if applicable. (NOT shown on any docs!!)"

Ha ha! I haven't had that, but once I did receive instructions to pick up a death certificate from the surviving spouse. Of course, no one had told her ahead of time and you can't just pull those things out of thin air - they have to be ordered like birth certificates do.

I had to do that one a few times, but all my BO were warned.
When my Daddy passed the Funereal Director told Mama to get at least a dozen DC's because he could get them for her right then cheaper and she would eventually need them and maybe more.
It was great advice.

I have seen an "Alive & Well" statement in VA packages being signed with a POA. Otherwise, the LO should have known the life status of the Mrs. LOL

I did. And had her sign the docs they asked for to have her sign, if she was alive. LOL
